Why Golden Bay Club matters
It is a 1999 Intracoastal building of 85 residences. The principal plan is a two-bedroom of roughly 1,470 square feet.
The building has an 18-slip dock on the Intracoastal. Ask first how slips are assigned, whether they are deeded, leased or first-come, and what they cost.
Sunny Isles Beach and the North Bay Road location
Sunny Isles Beach is a barrier-island city in northeast Miami-Dade, with the Atlantic on its east side and the Intracoastal Waterway on its west. Most of the high-rises sit on Collins Avenue. North Bay Road runs on the Intracoastal side, so this building offers water views across the channel rather than oceanfront frontage. The beach is a drive or a longer walk, and the exact distance should be checked for your use.
Architecture and unit composition
The building is 12 stories, completed in 1999. Residences have balconies, floor-to-ceiling glass and imported cabinetry; finishes and renovation status vary by unit.
Unit mix. The principal plan is a two-bedroom, two-bath of about 1,470 square feet. Get the floor plan for any other plan.
Building operations
The building has a heated pool and whirlpool, sauna, game room and billiards, a fitness center, a barbecue area, and covered parking with guest parking. A courtesy bus is part of the service model. Ask which services the association runs, at what hours, and the terms of boat slip use.
Standard asks for any Florida condominium purchase: the current budget, recent financial statements and reserve funding. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. This building has 12. Ask for any repair scope in writing. Ask about the seawall and dock condition, the association's insurance, and any pending assessments. The parcel is in flood zone AE; get a flood insurance quote early.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, April 2026, at $1,600,000. It is one sale, not a building price. Pricing varies by floor, view, condition and whether a slip is included, and the building average will mislead.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Golden Bay Club
Ask about the dock first. Slip availability, assignment, size limits and fees should be in writing before pricing any premium for the slip.
Compare by floor and view. Water-facing and non-water-facing lines are different products.
Read the reserve documents. Request the reserve study, budget, financial statements and inspection report.
What to know if you're selling at Golden Bay Club
Document the slip. If a slip comes with the unit, say so clearly and attach the terms.
Price against same-plan sales. Use trades in the same plan and floor range.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Feb 1999. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
