Why Helen Mar matters

The Helen Mar is a Miami Beach Art Deco building with its original character partly restored. Robert E. Collins designed it in 1936 as an apartment hotel for the contractor John Marsa. Postcards from the period advertised furnished apartments with hotel service and no housekeeping duties.

Since then it has had a second name, The Pancoast Plaza, and went back to its original one. In 1987 a Broadway producer, Michael Harvey, bought the building, converted the 86 apartments to condominiums and refurbished the grounds. That renovation uncovered Deco details that had been painted over, and many were restored.

For a buyer, the building offers 1930s Miami Beach character and ceilings of ten feet or more in original plans, in units that are small. For a seller, the comparison set is thin; comparable buildings are other converted Deco apartment buildings.

Mid-Beach, Lake Pancoast and the Helen Mar site

The building is on Lake Pancoast Drive at the southern end of the Mid-Beach submarket, south of the Faena District. In 1936 a footbridge across the lake led to its entrance.

This part of Miami Beach is a mix of 1930s Deco apartment buildings, small hotels, mid-century condominiums and newer towers, with the beach to the east.

Architecture and unit composition

Collins's design is a stucco facade with black vitrolite glass bands, a stepped and ornamented parapet, projecting balconets and fluted columns. Interior detail included stylized crown moldings and ceilings of ten feet or more. Original living rooms were large for the period, about 16 by 23 feet. The conversion kept the building's apartment layout and later work restored many of the original Deco elements.

Unit mix. Units are principally small: studios and one-bedrooms of about 500 to 850 square feet. Unit configurations were altered over time, and sizes and bedroom counts should be confirmed unit by unit.

Grounds. The building has a courtyard, a garden, a pool and a barbecue area.

Building operations

The building has an elevator and parking.

Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for reserve funding, the current budget, flood and wind insurance cost and any pending special assessments before offering.

Policy framework

Policies, fees and applications, including pets, leasing, minimum lease terms, guest rules and any resale approval, are set by the association and should be confirmed at offer stage.

Sales context

Pricing for typical studio and one-bedroom units varies by floor, condition and size.

Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you're buying at the Helen Mar

Verify the unit, not the building. Sizes, layouts and renovation level vary.

Review the structure and insurance first. Get the milestone report, SIRS and insurance quotes before offering.

Confirm rental and pet rules. Ask the association for both.

What to know if you're selling at the Helen Mar

Lead with the building. The Deco facade, the courtyard and the history are what distinguish this building from newer small-unit stock.

Prepare documents in advance. Budget, financial statements, milestone and SIRS status shorten diligence.

Comparable buildings

These are wider Miami Beach reference points, not pricing comparables. For pricing, use recent sales in other converted Deco apartment buildings.

  • Castle Beach Club — a Mid-Beach Collins Avenue condominium, larger and newer.
  • Faena House — a 2015 oceanfront condominium in Mid-Beach, at far higher price points.
  • Other converted Deco apartment buildings in Miami Beach.

Recorded sales history

Recorded transfers for this building in Miami-Dade County public records, back to Jun 1987. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
