Why Island Breakers matters
It is a condominium built in 1970 on Ocean Lane Drive, on the Atlantic side of Key Biscayne, with 72 residences. Two-bedroom, two-bath homes of about 1,335 to 1,370 square feet are the standard plan, larger than the plans at Crandon Tower.
Key Biscayne and Ocean Lane
Key Biscayne is a barrier island reached from the mainland by the Rickenbacker Causeway. It became the Village of Key Biscayne in 1991. Crandon Boulevard is the main road. Crandon Park and its beach are at the north end, and Bill Baggs Cape Florida State Park is at the south. Village Green is the village center, with the island's retail and restaurants around it.
Ocean Lane Drive runs along the oceanfront side of the island's residential core, with access to Crandon Boulevard. The Brickell and Downtown districts are about a 15- to 25-minute drive over the causeway, depending on traffic. There is no rail on the island.
Architecture and unit composition
The building was completed in 1970, rises 10 floors and has 72 residences. The plans seen are two-bedroom, two-bath apartments of about 1,335 to 1,370 square feet. Get the association's unit schedule and floor plan for any unit under consideration.
Not to be confused with Commodore Club West at 155 Ocean Lane Drive. Island Breakers is 150 Ocean Lane Drive; confirm the documents you are reviewing belong to the Island Breakers condominium.
Building operations
The building has a pool and fitness center. Do not assume a doorman or concierge.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask for the reserve balance and the current budget. Ask about elevators, roof, windows, plumbing risers, and any pending or recent special assessments. The site is in flood zone AE, so ask for the elevation certificate and current flood insurance cost.
Policy framework
Policies, fees and applications, including pet, rental and minimum-lease rules, are set by the association and should be confirmed at offer stage.
Sales context
One recorded sale, December 2025, at $780,000. It is one sale, not a building price. Confirm floor, exposure and renovation when comparing.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Island Breakers
Start with the building documents. Request the reserve study, inspection results and special assessment history.
Ask what has been renovated.
Confirm the unit's plan and area. Sizes around 1,335 to 1,370 square feet are the pattern; verify any outlier.
Confirm rental rules if you plan to lease the unit.
What to know if you're selling at Island Breakers
Price against the same plan, floor and condition. Use recent sales in the building, not a village-wide figure.
Have the documents ready. A current reserve study, budget and inspection report shorten diligence.
