Why King David of Sunny Isles matters
King David is a 2005 building in a submarket dominated by oceanfront towers, and it sits on the other side of Collins Avenue from them. Atlantic Boulevard runs west of Collins, closer to the Intracoastal. The building has 88 homes, most with views of the waterway and the skyline and some with a slice of ocean.
At 14 floors it is shorter than the 40- and 50-story towers east of it.
One recorded sale, November 2025, at $750,000. It is one sale, not a building price.
Sunny Isles Beach and the Atlantic Boulevard corridor
Sunny Isles Beach is a barrier-island city in northeast Miami-Dade, north of Haulover Park and Bal Harbour and south of Golden Beach, with Collins Avenue running its length and Intracoastal frontage on the west side. Its housing stock is mostly high-rise condominiums built since the late 1990s.
The building is on the west side of Collins Avenue and is not oceanfront.

Sales context
J. Milton & Associates announced the project in early 2003 as 88 residences on 14 floors, broke ground that year and scheduled completion for mid-2005. Resales since then are the market. Pricing varies by line, floor, view and renovation.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Mar 2005. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
