Why Le Frontenac matters
Le Frontenac is a 1991 condominium of 70 residences, built before the oceanfront tower boom that defines Sunny Isles Beach today. It sits on North Bay Road, the street along the Intracoastal Waterway side of the city, west of Collins Avenue and the beachfront towers.
Most residences are two-bedroom, two-bath plans of about 1,330 square feet, with larger plans up to about 2,000. At 70 residences, it is smaller than many of the towers along Collins.
Ask the association for the reserve study, the inspection report, the budget and the insurance program.
Sunny Isles Beach
Sunny Isles Beach is a barrier-island city in northern Miami-Dade, between Haulover Park to the south and Golden Beach to the north. Collins Avenue (A1A) runs through it with a skyline of oceanfront condominium and hotel-condominium towers, many of them developer-branded. Haulover Park is to the south and Aventura Mall is a short drive to the northwest.
North Bay Road runs on the Intracoastal side, behind the towers. The beach is across Collins Avenue to the east.
Bal Harbour Shops and the Aventura area are each a short drive away.
Architecture and unit composition
The building was completed in 1991. The common plan is a two-bedroom, two-bath unit of about 1,330 square feet. Larger plans include three-bedroom residences of about 2,000 square feet. Interior areas for the same plan vary, so use the association's size schedule or a floor plan before pricing.
Building operations
Amenities include a pool, a fitness room and a resident lounge, with elevators and secure entry. Parking is assigned.
The building is in flood zone AE. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for the current budget, the reserve balance, the master insurance summary and any assessment notices. Ask when the roof, windows, elevators and plumbing risers were last replaced.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
A sale in November 2025 closed at $560,000. It is one sale, not a building price. In a 70-residence building, price varies with plan, floor, condition and the status of any assessment.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Le Frontenac
Price by plan. The two-bedroom plan is the base case. Compare it only with the same plan.
Read the finances before the unit. Get the reserve funding and any planned assessment in writing.
Confirm leasing and short-term rules. Ask the association for the minimum lease term, approval process and any cap on leased units before you underwrite a rental.
What to know if you're selling at Le Frontenac
Show the plan size and the condition. Document interior area and renovations.
Have the documents ready. Budget, reserve study and inspection report shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Aug 1991. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
