Why Le Trianon, 6061 Collins Avenue matters

Le Trianon is a 1982 condominium tower of 23 floors and 112 residences on Collins Avenue in the 6000 block, north of the Fontainebleau and Eden Roc. At about five homes a floor, it has one- and two-bedroom residences of about 990 to 1,520 square feet.

It predates the newer oceanfront towers to the south. The diligence items are reserves, the structural inspection and the insurance renewal.

Mid-Beach

Mid-Beach is the stretch of Miami Beach between South Beach and North Beach, roughly from 23rd Street to the low 60s. Its oceanfront is lined with high-rise condominiums and hotels along Collins Avenue, with a beachfront boardwalk through the lower and middle blocks, and a residential grid behind it. The Fontainebleau and Eden Roc resorts anchor the area's hotel row, with their restaurants and spas a short drive south of Le Trianon.

At 6061 Collins, the building is in the northern part of Mid-Beach. Surfside and Bal Harbour are a short drive north, and South Beach and the Design District are reached by Collins Avenue, Alton Road and the causeways. The building is oceanfront; ask the association for its beach-access rules.

Architecture and unit composition

Le Trianon is a 23-story tower with 112 residences, one and two bedrooms, at roughly five a floor. Interior areas run from about 990 square feet to about 1,520. Obtain the floor plan and the association's size schedule before comparing units.

Building operations

The building has a pool, a fitness center and beach access, and parking in a garage or covered area.

Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask first for the milestone inspection report, the structural integrity reserve study, the reserve balance, the insurance program and renewal and any special assessment or loan. Ask what the monthly charge covers.

Policy framework

Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.

Sales context

A sale in March 2026 closed at $830,000. It is one sale, not a building price. Price by plan and floor.

Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you're buying at Le Trianon

Confirm the plan, floor and view. Compare like plans, floors and exposures.

Get the capital picture before the price. Ask for inspection findings, reserves and any assessment history.

Get the rules in writing. Ask for the pet and leasing terms.

What to know if you're selling at Le Trianon

Price against your plan and floor. Use trades in the same line, not the best recent sale.

Have the documents ready. A current budget, reserve study, inspection report and rules package shorten diligence.

Recorded sales history

Recorded transfers for this building in Miami-Dade County public records, back to Jan 1983. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
