Why MEI Miami Beach matters
Property Markets Group, the developer, launched the project in the mid-2000s and the tower opened in 2008.
The design is Asian-inspired: a glass tower with limestone and teak, and interiors by Hirsch Bedner that include a tea lounge, a Zen library and a Balinese pavilion.
The tower is 22 floors with direct beach access on Collins Avenue, north of the Faena and Collins Park areas. Residences run from one- to three-bedroom plans, with larger plans above.
Mid-Beach and the site
Mid-Beach is the stretch of Miami Beach between roughly 23rd and 63rd Streets: older oceanfront condominiums and hotels on Collins Avenue and, on the bay side, residential islands and the Indian Creek corridor. It sits between South Beach and North Beach.
MEI is at the northern end, at 58th Street, directly on the ocean. The building has deeded beach access, a beach club and private cabanas.
Architecture and unit composition
Rosello Balboa Lordi designed the tower. It is an oceanfront slab with wraparound and oversized balconies and views of the Atlantic on one side and Biscayne Bay on the other.
Unit mix. The building is one-, two- and three-bedroom residences. Finishes at delivery included Jerusalem limestone in the bathrooms, teak-veneer kitchen cabinetry, glass countertops, Bosch appliances with a wine cooler, central air and in-unit washer and dryer. Fixtures were by Kohler and Toto.
Amenity levels. The oceanfront pool and spa level, the Zen library and tea lounge, and the fitness and yoga rooms are the shared spaces.
Building operations
The building has 24-hour front-desk service, valet, a concierge, and beach and pool service. Parking is garage and valet. Ask the managing agent which services are included in the fee.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories, and this building has 22; ask for the inspection report, the reserve study and any assessment history. Also ask for the current budget and recent financial statements and reserve funding. Oceanfront buildings have saltwater exposure on balconies, glass and mechanical systems, so ask for the balcony and facade inspection history and any planned capital work. Ask for the flood zone, the elevation certificate and insurance costs.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Resales are the market. One recorded sale, May 2026, at $1,400,000. It is one sale, not a building price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at MEI
Confirm the line and view. Compare ocean-facing and bay-facing residences separately. Pull same-line closings.
Ask about balcony and facade work. Request the inspection history.
Read the reserve documents. Request the reserve study, budget, financials and any assessments.
What to know if you're selling at MEI
Lead with the design and the beach access. The Asian-inspired design and the oceanfront with deeded beach access are the building's distinguishing facts.
Disclose renovation clearly. Original 2008 finishes compete with updated units. Say which one yours is.
Have the documents ready. Budget, financials, reserve study and inspection report shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to May 2008. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
