Why Flow House (Miami Worldcenter Block G Tower 2) matters
It is a 2025 condominium tower in Downtown Miami. At 466 residences with a 307-square-foot smallest plan, it is a small-unit, furnished building.
The tower began as a rental building. Block G was planned as an apartment tower, and the plan changed to condominium sales when Flow took it to market.
The second reason is the site. Miami Worldcenter is a mixed-use district of roughly 27 acres in Park West, with residential towers, a retail promenade, hotels and a convention-adjacent entertainment district. Block G sits behind the 43-story Caoba tower, between NE 6th and NE 8th Streets, and shares its garage.
Park West and Miami Worldcenter
Park West is the northwest edge of Downtown Miami, between Biscayne Boulevard and the Overtown rail corridor. Miami Worldcenter replaced a long-vacant set of blocks here over the last decade. Towers include Caoba, Paramount Miami Worldcenter and others, and the retail and entertainment district is on the ground plane between them.
The area is flat and built for walking within the development. Brightline's MiamiCentral station and the Metromover loop are a short distance south and east. Biscayne Bay is to the east. Confirm views by line and floor.
Architecture and unit composition
Cohen Freedman Encinosa designed the tower. It is a concrete frame on a 10-story podium, with about 30 residential floors above. The podium carries parking and amenity space shared with the adjoining Caoba garage structure.
Unit mix. Studios, one-bedrooms and two-bedrooms, from about 307 to 1,165 square feet.
Furnished delivery. Residences were delivered with furniture packages, and a kitchen upgrade was offered at extra cost. Resale units may or may not retain the original package.
Amenity levels. Pool deck, restaurant, spa, fitness areas, coworking spaces and private offices. The coworking concept is Flow's own, carried into the condominium.
Building operations
The tower has a lobby.
Because the building shares a garage with Caoba and sits inside a larger development, ask for the shared-facilities or master association agreements. Ask how garage, retail-promenade and common-area costs are allocated, and whether any of the amenities are operated under contract.
Standard asks for any Florida condominium purchase: the current budget and financial statements, and reserve funding. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask for the inspection schedule in writing and for any developer-turnover documents.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. The building has a dog run.
Sales context
Sales launched in October 2024 and closings began in 2025. Resales since then are the market. One of 11 arms-length sales recorded in May 2026, at $828,000. It is one sale, not a building price. With units from 307 to 1,165 square feet, price per square foot is the usable comparison, and only within the same line and floor range.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Flow House
Confirm what conveys. Furnished units vary in what stays. Get an inventory in the contract.
Confirm parking. The building has no garage of its own. Ask where your space is, what it costs and whether it is deeded or assigned.
Compare by line. Small plans trade by price per square foot, and the spread between a studio and a two-bedroom is wide.
Read the shared agreements. Request the master or shared-facilities documents with Caoba and the district, the SIRS and the budget.
What to know if you're selling at Flow House
Price against same-line closings. Recent closings in your line are the comparison.
Have the documents ready. Budget, financials, SIRS and milestone status shorten diligence, as does a clean furniture inventory.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jun 2025. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
