Why New Wave matters
New Wave is a 76-residence tower from the mid-2000s Edgewater building cycle. Residences are mostly one-bedrooms, about two-thirds by the unit mix on file.
It predates most of the neighborhood's current high-rise supply.
Edgewater
Edgewater is the Miami neighborhood on Biscayne Bay between Downtown to the south and the Design District and Midtown to the north. Biscayne Boulevard is its commercial spine. Margaret Pace Park, on the bay at about NE 20th Street, is the neighborhood's main public waterfront, with a bayfront path, courts and a playground. The Arsht Center and Museum Park are a short drive south, and Midtown and the Design District are a short drive north.
New Wave is on NE 22nd Street, east of Biscayne Boulevard. The area has been rebuilt from low-rise stock into a corridor of towers, and construction continues. The lot is in flood zone AE, so ask for the elevation certificate and insurance history.
Architecture and unit composition
New Wave rises 20 floors with 76 residences. Kobi Karp is the architect, and Cardinal Development the developer.
Unit mix. About 50 one-bedroom, 25 two-bedroom and one three-bedroom residence. Most plans run about 850 to 1,400 square feet. One larger plan runs about 2,250 square feet.
Amenities. A pool, a fitness center, bike storage and a picnic area, plus storage and parking.
Building operations
Ask the association about staffing, parking terms, guest parking and management.
Standard asks for any Florida condominium purchase: the current budget and recent financial statements, and reserve funding. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask whether any special assessments are pending.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Resales are the market. One of two arms-length sales recorded in May 2026, at $530,000. It is one sale, not a building price. Pricing depends on plan, floor and condition; for a one-bedroom, use the one-bedroom comparable set.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at New Wave
Match the plan. About two-thirds of residences are one-bedrooms, so recent one-bedroom sales are the benchmark. Check any larger unit against its own history.
Read the budget. Get the monthly charge and what it covers.
Check flood and insurance. Ask for the master policy and the elevation certificate.

Have the documents ready. Budget, financials, SIRS and milestone status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Aug 2006. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
