Why Ocean House South Beach matters

It is a boutique oceanfront building with an Art Deco street face. The front of the building keeps the facade of the Walburne Hotel, built in 1946 on Ocean Drive, and the residential building was constructed behind it. From the beach, it is a seven-story condominium with a pool deck on the sand.

There are 28 residences in several plan types, from about 1,200-square-foot lofts and flats to two-story beach houses of more than 6,000 square feet. Most of the larger homes have private elevator access.

South of Fifth is the southernmost part of South Beach, and Ocean Drive's 100 block is within a short walk of South Pointe Park.

South of Fifth and Ocean Drive

South of Fifth is the Miami Beach neighborhood south of 5th Street. It is residential and low in density compared with the rest of South Beach, with a mix of oceanfront towers, boutique buildings and a few restaurants. South Pointe Park, which has a pier, a promenade and a view of the cruise ship channel, is at the southern tip. Ocean Drive's hotel and restaurant strip runs north from here.

The Miami Beach Architectural District, with its collection of 1930s and 1940s Art Deco, Streamline Moderne and Miami Modern hotels, is the context for the building's facade.

Architecture and unit composition

Nichols Brosch Sandoval & Associates designed the building. Matrix started the project, and iStar took it over and relaunched sales in 2012. The seven-story building sits behind the Walburne Hotel facade on Ocean Drive and faces the Atlantic from its east side.

Plans are east-west flow-through, so most residences have light from both sides. Kitchens have gas stoves and stone counters, bathrooms have limestone floors, and large windows and balconies face the ocean. Penthouses have rooftop terraces. The beach houses are two-story homes of about 6,378 square feet. The residences were sold with Italian porcelain flooring and Crestron home automation.

Building operations

Ocean House has a valet and a concierge, and a management office on site. The pool deck has a zero-entry pool, cabanas with food and drink service, an outdoor kitchen and a screening room. Ask whether dues include water, sewer, trash, cable and internet.

For a specific purchase, ask for the current budget and financials, reserve funding, windstorm and flood coverage, and any special assessments. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. The building is in a FEMA flood zone designated AE. Ask for the flood insurance cost and the elevation certificate. Because of the oceanfront setting, ask for the maintenance record on the facade, balconies and pool deck.

Policy framework

Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.

Sales context

Sales relaunched in 2012, when a four-bedroom beach house of about 6,378 square feet closed at $12.1 million, and the building has traded as a sold-out boutique since. A resale closed in 2017 at about $10.7 million.

The county record shows 56 arm's-length sales. One recorded sale in June 2026: $11,928,500 for a four-bedroom of about 3,460 square feet, about $3,445 a square foot. It is one sale, not a building price.

Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you're buying at Ocean House

Identify the line. Lofts, flats, penthouses and beach houses are different products. Get the plan and the interior square footage from the association's schedule.

Confirm the facade status. Ask what approvals apply to changes and who funds maintenance.

Underwrite the oceanfront. Flood and windstorm coverage, balcony and facade maintenance and the SIRS are the main numbers.

What to know if you're selling at Ocean House

Price against your plan. With 28 homes in several types, comparables are few. Use trades in your line and floor, and explain differences in size and exposure.

Package the documents. A current budget, reserve study and inspection status help a buyer move quickly.

Recorded sales history

Recorded transfers for this building in Miami-Dade County public records, back to Jun 2009. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
