Why Palau Sunset Harbour matters
Palau is a five-story, boutique-scale condominium on the water in South Beach. At 43 residences, it is built at the edge of the Sunset Harbour canal rather than on the ocean.
Sunset Harbour is on the bay side of South Beach, and Palau offers a low-rise building with water frontage, a rooftop pool, valet and ground-floor retail. Boat slips are available to select owners.
The building is small: 43 owners share the amenity and operating costs.
Sunset Harbour and the 20th Street site
Sunset Harbour is a pocket of South Beach on the bay side of Alton Road, built around a small harbor, canal frontage and a stretch of low-rise commercial streets. The ocean is a short drive or bike ride east; the bay and the marina are close.
Palau fronts 20th Street and the canal, with retail on the ground floor. Alton Road and Sunset Harbour's streets are within walking distance.
Architecture and unit composition
Kobi Karp designed the architecture and the interiors. The building rises five stories over a ground-floor retail level, with about 320 feet of canal frontage and a landscaped promenade.
Unit mix. Residences range from one to three bedrooms. Plans cover roughly 780 to 2,045 square feet, and the largest residences are larger than that; take square footage from the specific floor plan. Floor-to-ceiling windows face the canal, bay and city. Not every plan has the same view or terrace.
Amenity levels. The rooftop has a pool and landscaped sun deck. A fitness center overlooks a garden, and there is a library and a media room. Bicycle storage is provided.
Building operations
The building has valet parking with an internal arrival and drop-off area, and a 24-hour concierge.
Ask for the budget, reserve funding, insurance coverage, and the arrangement between the residential association and the ground-floor retail. Because the building is on the water, ask about seawall responsibility, flood insurance and the terms for boat slips: whether they are deeded, assigned or leased.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, May 2026, at $3,000,000. It is one sale, not a building price. Value turns on size, floor, view, terrace and slip rights.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Aug 2016. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
