Why Parc Lofts matters
Parc Lofts is a loft building. Residences run from about 680 square feet to more than 5,000, in a six-story building of 70 homes.
It was completed in 2005 and is mid-rise: six floors, a garage and a pool, a different scale from the high-rises a few blocks east.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Edgewater, the Arts District and the site
Parc Lofts sits on NE Miami Court between Edgewater and the Arts District, north of Downtown Miami and west of Biscayne Bay. The Arts District and Wynwood lie to the west and north, Midtown and the Design District further north, and Downtown, the Arena and Museum Park to the south. The address is within a short drive of all of them, and Biscayne Boulevard is the nearby north-south route.
Architecture and unit composition
Parc Lofts is a six-story elevator building with a garage.

Amenity levels. The heated pool and hot tub are the central amenities, with a fitness room and common outdoor space. Parking includes a garage and guest parking.
Building operations
The building operates with a doorman and concierge.
Standard asks for any Florida condominium purchase: the current budget and recent financial statements, the structural integrity reserve study and reserve funding, and milestone inspection status. Ask for the inspection schedule in writing, and whether any special assessments are pending or planned.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jan 2005. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
