Why Smart Brickell matters
Smart Brickell is a small-format tower on a mid-block site in Brickell. Habitat Group built it around compact residences with the technology installed, and the building closed its first sales in the early 2020s. Its one-bedrooms start near 535 square feet.
The building has 50 condominium residences and 50 hotel residences.
Brickell and the Smart Brickell site
Brickell is Miami's downtown financial and residential district, south of the Miami River. 239 SW 9th Street sits in the western part of it, a short walk from Brickell City Centre, Mary Brickell Village and the Brickell Metromover and Metrorail connections. The surrounding blocks are a mix of newer condominium towers and older low-rise buildings.
Brickell City Centre, a mixed-use development of retail, cinemas, restaurants and residential towers, is the main anchor within a few blocks. Bayfront Park and the Brickell Key waterfront are a short drive east. Retail and restaurant tenants turn over and are not listed here.
Architecture and unit composition
Hernando Carrillo is the architect, and Adriana Hoyos designed the residences' interiors. The tower is 25 stories. The amenity levels sit on the 8th, 9th and 10th floors and at the top of the building, with a pool and spa deck on 8 and the lounge and sundeck above.
Unit mix. The plans run from one-bedrooms of about 535 to 705 square feet to two-bedrooms of about 920 to 1,490 square feet. A 12-foot-ceiling penthouse line sits on the upper floors, and a two-bedroom plus den of about 2,030 square feet is the largest plan.
Finishes and systems. Each residence has a full-size washer and dryer, balconies, high-impact windows and the connected-home package. Renovation and furnishing vary by unit.
Building operations
The building has a concierge desk, secured lobby and elevator access, valet, and a garage with one assigned space per residence plus guest parking.
Florida's milestone inspection and structural integrity reserve study (SIRS) requirements apply to condominium buildings of three or more stories; this building has 25. Ask for the inspection report, the reserve study and any assessment history, and for the current budget and financial statements, in writing.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. Ask for the rental rules in writing before pricing a unit as an investment.
Sales context
One recorded sale, April 2026, at $730,000. It is one sale, not a building price. Price per square foot varies by floor, line and view.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Smart Brickell
Get the leasing rules first. Ask for the short-term rental and minimum lease rules in writing.
What to know if you're selling at Smart Brickell
Price against same-line resales. Compact plans of the same size trade against each other. Use recent closings in your line, not the building average.
Have the documents ready. Budget, financials, SIRS and milestone status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Aug 2023. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
