Why St Tropez Ocean matters
It is a late-1990s tower in North Beach with 91 residences. A tower of 28 floors with 91 residences is about three to four residences a floor.
North Beach and Ocean Terrace
North Beach is the northern end of Miami Beach, above 63rd Street, and has a different character from South Beach: lower density, the Normandy Isle and Normandy Shores neighborhoods across the water, and the Atlantic beach on the east side of Collins Avenue. Ocean Terrace is the street along the oceanfront here. The city completed Ocean Terrace Park, a 5-acre oceanfront park between 73rd and 75th Streets, with a promenade, three water features, lawns and an upgraded section of the Beachwalk.
The building is on the same street as the park.
Architecture and unit composition
The building is a single tower with elevators and assigned parking. The tower is also known as St. Tropez.
Unit mix. The top-floor penthouses carry letter designations. Ask for the floor plans and the recorded unit sizes before comparing any two sales.
Building operations
The building has a concierge and doorman.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for the current budget and recent financial statements, and for facade, balcony and window condition.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Resales are the market. One recorded sale, April 2026, at $1,125,000. It is one sale, not a building price. Pricing varies by floor, line and view.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Nov 1998. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
