Why The Executive matters
The Executive was built in 1959 on Collins Avenue in Mid-Beach, in the same stretch as the large resort hotels. It has 95 residences in a 12-story slab.
Its features are location and beach access. Ask the association for the inspection schedule, the structural integrity reserve study and any assessment history before pricing a unit.
Mid-Beach and Millionaire's Row
Mid-Beach is the section of Miami Beach between roughly 23rd and 63rd Streets. The stretch of Collins Avenue around 44th to 53rd Streets is known as Millionaire's Row, named for the oceanfront hotels and private estates built there from the 1950s. The Executive sits within it, among resort hotels and older condominium and cooperative buildings.
Residents here are on the beach side of a mostly low-rise barrier island, with the Atlantic to the east and Indian Creek and the bay side to the west. North Beach and Bal Harbour are a short drive north, and South Beach is south. Dining and retail turn over and are not listed here.
Architecture and unit composition
The Executive is a 12-story building of the late-1950s Miami Beach condominium type: a long concrete slab on an oceanside lot, with balconies and a ground-level amenity and cabana area toward the beach.
Unit mix. Residences are predominantly studios, one-bedrooms and two-bedrooms. Use the association's floor plans, measure any unit under offer, and check renovation level by unit.
Amenity levels. The building has beach access and a cabana area, a common media and recreation room, and outdoor common space.
Building operations
The building has a doorman and elevators.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories. Ask for the following before any offer: the structural integrity reserve study (SIRS) and reserve funding, the milestone inspection report and any required repairs, recent and pending special assessments, the current budget and financial statements, and the building's insurance coverage and deductible.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. Get rental and subletting terms in writing.
Sales context
One recorded sale, January 2026, at $640,000. It is one sale, not a building price. Pricing here varies by floor, size, view, renovation and the building's assessment position, and the building average will mislead.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at The Executive
Underwrite the building before the unit. Request the SIRS, milestone report, budget and assessment history first. A low price here can be offset by a recent or pending assessment.
Confirm financing eligibility. Lenders review condominium financials, reserves and litigation. Ask whether the building is approved for conventional financing, which affects both your options and your resale buyer pool.
Measure the unit. Floor plans and square footage vary by line.
What to know if you're selling at The Executive
Have the documents ready. The reserve study, milestone status, budget and any assessment letter shorten diligence.
Price against same-line, same-condition sales.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Feb 1980. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
