Why The Montclair matters
The Montclair has 40 residences in five stories, delivered in 2005 in a loft format, with covered garage parking. It is near Lincoln Road.
The loft format and industrial-style lobby define the design.
South Beach and the Meridian Avenue location
The address sits at 17th Street, one block north of Lincoln Road. The Lincoln Road pedestrian mall and the Miami Beach Convention Center district are within a few blocks. The Atlantic is a walk east.
The building is not oceanfront. Dining and retail on Lincoln Road turn over and are not listed here.
Architecture and unit composition
The building is five stories with elevator access. The loft format means open plans and an industrial-style lobby. The rooftop pool and landscaped roof garden are the principal amenity.
Unit mix. The mix is mostly two- and three-bedroom residences. Two-bedroom plans run roughly 1,000 square feet and three-bedroom plans about 2,000 square feet. Confirm sizes by floor plan.
Building operations
The building has a gym, barbecue area, bike room, a media and common room, and covered garage parking. Request current staffing.
Standard asks for any Florida condominium purchase: the current budget and recent financial statements, and reserve funding. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Because the parcel is in flood zone AE, get a flood insurance quote and ask about the association's master policy.
Policy framework
Policies, fees and applications, including pets, leasing, minimum lease terms, guest rules and any resale approval, are set by the association and should be confirmed at offer stage.
Sales context
One recorded sale, January 2026, at $815,000. It is one sale, not a building price. Two-bedroom plans run about 1,000 square feet and three-bedroom plans about 2,000, so a building average says little.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at The Montclair
Compare by plan and size. Two-bedroom plans run about 1,000 square feet and three-bedroom plans about 2,000.
Confirm parking. Ask how many spaces attach to each unit and whether any are deeded or assigned.
Read the reserve documents. Request the SIRS, budget and financial statements.
What to know if you're selling at The Montclair
Price against same-size resales. Recent closings in the same plan are the reference.
Have the documents ready. Budget, financials, SIRS and milestone status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jul 2005. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
