Why The Royal Club matters
The Royal Club is a 1983 tower of 18 floors on Collins Avenue, built before the large wave of Miami Beach oceanfront construction that began in the 2000s.
It has 101 residences. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Mid-Beach and the Collins Avenue corridor
Mid-Beach is the stretch of Miami Beach between South Beach and North Beach. At this address it sits between the Collins Park cultural district to the south, which holds the Bass Museum and the Miami Beach Convention Center area, and the Faena district to the north, which runs from 32nd to 36th Streets. The Miami Beach Boardwalk follows the dunes along this part of the beach.
Collins Avenue carries the hotel and condominium towers along the ocean side of the island. South Beach and Lincoln Road are a short drive south. Dining and retail turn over and are not listed.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Nov 1983. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
