Why The Sails matters
The Sails is a 52-unit condominium on Bay Road, on the Biscayne Bay side of South Beach. It was completed in 1999, before the glass towers that came in the 2000s. At five stories, it sits below their scale.
The building is on the bay side of South Beach, with covered parking in a garage.
With 52 units, building costs are shared among more owners than in a small boutique building.
South Beach and the West Avenue area
South Beach is the southern end of Miami Beach, south of about 23rd Street. The ocean side has the Art Deco district, Ocean Drive and the beach. The bay side, along West Avenue and Bay Road, is residential, with condominium buildings, marinas and walking paths facing Biscayne Bay.
The Sails is a few blocks from the west end of Lincoln Road, the pedestrian shopping and dining street that runs east across the island to the beach. Sunset Harbour, a short distance north, has a concentration of restaurants, cafes and grocers along a marina. Flamingo Park, with its tennis courts, pool and fields, is a few blocks to the east. The Miami Beach Convention Center, Miami Beach Botanical Garden and Soundscape Park at the New World Center are in the same part of the island. The MacArthur Causeway into Downtown Miami is nearby.
The building is on the bay, not the beach; the ocean is a walk or bike ride east.
Architecture and unit composition
The building has five stories, 52 units and an elevator. It was completed in 1999. Ask the association for the size schedule and plans for any unit you are considering.
Parking is in a garage, with assigned spaces and guest parking. Ask how many spaces each unit has and whether they convey with the unit.
Building operations
The building has a heated pool and an elevator.
For a specific purchase, ask for the current budget and monthly charges, financial statements, any special assessment notices and the master insurance policy. The building is on the bay and in FEMA flood zone AE, so ask what flood and wind coverage the master policy carries, the status of the seawall or any bay-side structures, and what the owner must carry. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Policy framework
Policies, fees and applications, including pet, rental and minimum-lease rules, are set by the association and should be confirmed at offer stage.
Sales context
One recorded sale, May 2025, at $750,000. It is one sale, not a building price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at The Sails
Confirm the unit's size and view. Get the plan and the association's size schedule.
Read the reserve and inspection documents. Request the structural integrity reserve study and the milestone inspection report.
Check insurance and flood exposure. Get the master policy and a flood quote before contract.
Confirm leasing rules before you underwrite a rental. Minimum lease terms and approvals are set by the association.
What to know if you're selling at The Sails
Price against your line and floor. Use trades from the same orientation and size, not building-wide averages.
Have the documents ready. Budget, reserve study, inspection status and an estoppel shorten the buyer's diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Oct 2000. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
