Why Vendome Place matters
Vendome Place has 81 apartments in one ten-story block on Collins Avenue, built in 1981. Most are two-bedroom, two-bath residences of roughly 920 to 1,030 square feet, so compare on floor, exposure, condition and parking.
Mid-Beach on Collins Avenue
Mid-Beach is the long middle section of Miami Beach, between South Beach and North Beach. At 43rd Street, Vendome Place sits just south of the Fontainebleau resort, which is the main anchor of this part of Collins Avenue. The oceanfront Beachwalk, a continuous public path, runs along the sand through Mid-Beach, and the building is within walking distance of it.
Architecture and unit composition
The building rises ten stories. Floors hold a stack of two-bedroom, two-bath residences in eight plans, with walk-in closets. Washer and dryer arrangements and renovation level vary by unit.
Building operations
The building has a heated pool, a sauna and an exercise room. Parking is assigned in a covered garage. An elevator serves all floors. Ask the association whether there is a doorman, concierge or on-site manager.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories, and this one has 10. Request the current budget and recent financial statements, the reserve study and reserve funding, and the inspection report. Ask what it found and what repairs or assessments followed. Ask also about windows, roofing, balcony and concrete restoration, garage condition and the elevators.
Get the flood zone, the elevation certificate and an insurance quote before you commit.
Policy framework
Policies, fees and applications, including pet, rental and minimum-lease rules, are set by the association.
Sales context
One recorded sale, March 2026, at $625,000. It is one sale, not a building price.
Most residences are two-bedrooms of about the same size, so price per square foot can be compared across those units. It still moves with floor, view and renovation, so use same-condition sales rather than an average.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Vendome Place
Price the condition. Walk the unit with a renovation budget in hand.
Read the reserves. Ask for the reserve study and a clear account of recent and planned capital work.
Confirm the rules. Check pet limits, leasing terms and any approval process before you make an offer.
What to know if you're selling at Vendome Place
Price against your plan and condition. Compare your unit with every other two-bedroom in the building.
Have the documents ready. The budget, reserve study, financials and inspection status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jun 1981. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
