Why Washington Square matters
Washington Square is a 16-residence building from 1971 on Washington Avenue in South of Fifth, the southern tip of Miami Beach. Not to be confused with Washington Corner at 202 Washington Avenue, a separate building also in the 200 block; match the address and association on any unit. Residences are one- and two-bedroom. Reserves, assessments and rules come from the association.
South of Fifth and Washington Avenue
South of Fifth is the neighborhood south of 5th Street, ending at South Pointe Park and the mouth of Government Cut. It has a mix of mid-rise condominiums, newer towers and street-level dining. 220 Washington Avenue sits a couple of blocks from the beach, near 2nd Street, and a short walk from South Pointe Park and the Government Cut waterfront.
Washington Avenue is one of South Beach's main north-south streets, and the building is within reach of the beach, the park and the shops of the district without a car.
Architecture and unit composition
The building has five floors. Plans are one- and two-bedroom, about 650 to 980 square feet. Layouts, finishes and renovation level vary by unit.
Building operations
With 16 residences, every capital item is shared among few owners; read the reserve position.
Ask for the current budget and recent financial statements, the structural integrity reserve study and reserve funding, and the milestone inspection status. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories, and this one has five. Ask what any inspection found and what repairs or assessments followed. Ask also about roofing, windows, plumbing risers, electrical service and any open code items. Get the flood zone, the elevation certificate and an insurance quote before you commit.
Policy framework
Policies, fees and applications, including pet, rental and minimum-lease rules, are set by the association.
Sales context
One recorded sale, May 2023, at $827,500. It is one sale, not a building price. A sale from one line or floor says little about another. Price against the specific unit's plan, floor, condition and parking.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Washington Square
Read the budget first. One assessment lands on few owners. Read the minutes and the reserve study before you price the unit.
Confirm the rules early. Rental terms and pet limits are set by the association. Get them in writing.
What to know if you're selling at Washington Square
Price against the plan and condition. Document the renovation and the building's finances.
Have the documents ready. The budget, reserve study, financials and inspection status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jul 1973. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
