Cliffside Park Real Estate
Cliffside Park counted 25,693 residents in the 2020 Census on less than one square mile of the Palisades. Towers rise above the Hudson, while smaller multifamily buildings and houses fill the inland streets. Selected weekday 156R buses take about 30 scheduled minutes to Port Authority from the stops detailed below.
The apartment comparison begins with the building and the floor: exposure, room proportions, recurring charges and the route from the lobby to the bus. The same tower can offer markedly different light and outlook from one side to the other.

History and architecture
Cliffside Park emerged as a separate borough during the late-nineteenth-century subdivision of Bergen County municipalities. The county clerk's historic records preserve the proposed borough map, a useful reminder that the municipal boundary and a building's marketing description are different things.
Palisades Amusement Park once straddled Cliffside Park and Fort Lee atop the bluff. After its closure in 1971, high-rise housing replaced the amusement grounds. That transition is part of Cliffside Park’s own apartment history, alongside the smaller residential streets farther inland.
A high-rise apartment has a different physical logic from a unit in a smaller street-front building. The tower may place the living rooms above surrounding roofs, with elevators and substantial shared equipment supporting access. A smaller building can have a more direct relationship to the block but less separation between entrance, neighboring windows and internal rooms.
Look closely at alterations. An open kitchen may improve the main room without changing the apartment's original structural rhythm. Enclosed outdoor areas, relocated bathrooms and combined rooms need a clear history. Architectural character includes both the original building and the way later work has treated it.
Palisade Avenue, Anderson Avenue and the bluff
Cliffside Park's eastern apartment buildings need to be read against the top of the Palisades and the streets behind it. A high floor can change the outlook considerably without changing the ownership form or the condition of the building's common systems. Compare exposure, window replacement responsibility, terrace restrictions and parking terms within the same building before using a nearby tower as the main reference point.
Palisade Avenue is both a property corridor and a transit reference. Farther into the borough, Anderson Avenue and the connecting residential streets bring smaller apartment buildings, houses and other ownership arrangements into the search. The differences are physical: frontage, setbacks, garage placement, stairs and how much of the plot is actually usable. A broad description of the borough cannot establish those features for a particular address.
At the northern edge, the relationship to Fort Lee can affect the most practical stop or shopping route; toward Fairview, the municipal line matters for records and school enrollment. Use the borough boundary and parcel rather than a marketing neighborhood name. On a sloping lot, check the survey and retaining structures before assuming that the dimensions shown on a listing describe a level yard. For an apartment purchase, the equivalent exercise is to establish which outdoor and storage areas are private, shared or separately licensed.
Corridors worth knowing
Palisade Avenue shows Cliffside Park’s larger bluff-side buildings. Anderson Avenue gives a second reading of the borough through its main-street frontage and the smaller residential grid around it.
Palisade Avenue, northern bluff segment
Stretch: Gorge Road junction north to the Fort Lee municipal line
From the Gorge Road junction north to the Fort Lee line, Palisade Avenue runs beside a changing pattern of house lots, apartment buildings and larger residential sites toward the cliff edge. This stretch is more useful than applying “Palisade Avenue” to the entire borough frontage. The municipal map shows the distinction between smaller parcels and the broad sites occupied by larger buildings. For a tower apartment, compare the actual line, floor and neighboring development; for a house nearby, compare the setback, side access and garden. A building’s position above the Hudson does not establish a particular view. The borough boundary at the northern end also matters when matching properties along a road that continues directly into Fort Lee.
Anderson Avenue
Stretch: Lawton Avenue to the Gorge Road junction
Anderson Avenue between Lawton Avenue and the Gorge Road junction shows the tighter grain behind the bluff-side apartment sites. Commercial frontage follows the avenue, with smaller residential parcels extending into the crossing streets. Grant Avenue and Lafayette Avenue help break the stretch into usable blocks rather than one continuous address label. Here the comparison is often between living above or beside a main street and living a short distance into the residential grid. Look at where a dwelling’s windows, entrance and parking actually face. An avenue address can conceal a rear-facing apartment; a corner house can have more street exposure than its mailing address suggests. Reading the lot and its access gives this corridor meaning beyond a list of businesses.
The numbered schools do not all cover the same grades
Cliffside Park Public Schools lists School No. 3 on Palisade Avenue, School No. 4 on Columbia Avenue and School No. 5 on Day Avenue as its early elementary campuses. The district's published configuration places prekindergarten through fourth grade at No. 3, kindergarten through fifth grade at No. 4, and prekindergarten through fourth grade at No. 5. School No. 6 and the middle school share the Oakdene Avenue location: the upper elementary component serves fifth and sixth grades, and the middle school serves seventh and eighth. Cliffside Park High School serves grades nine through twelve.
That organization calls for an address-and-grade check, particularly around the transition to fifth grade. Ask the registration office for the current assignment and progression applying to the property and intended year. A numbered elementary school shown near an apartment is not enough to establish the whole sequence. The high school also receives students from neighboring Fairview; that sending/receiving relationship does not move a Cliffside Park property's elementary assignment into Fairview.
Use the district's campus directory when planning a viewing route. The school trip, the Palisade Avenue bus stop and a building's parking entrance may each sit on a different side of the block. Confirm transportation and after-school arrangements directly rather than assuming that a short straight-line distance describes the daily journey.
A documented bus comparison
NJ TRANSIT Route 156 runs along the Palisade Avenue corridor, with 156R trips using River Road and Port Imperial for part of the journey. In the timetable issued July 11, 2026, checked October 12, weekday 156R departures from Palisade Avenue at Winston Drive at 7:19 and 7:26 a.m. reach Port Authority Bus Terminal at 7:48 and 7:56. That is twenty-nine to thirty scheduled minutes from that stop. It excludes the walk, waiting, road delays and travel beyond the Manhattan terminal.
The regular and R patterns should not be treated as interchangeable. Check which trip serves the chosen stop and whether the evening return uses the same convenient approach to the property. The timetable's route map also identifies connections at Port Imperial; reaching a ferry there adds a separate access and transfer calculation rather than turning Cliffside Park into a ferry-terminal address.
For someone moving from Manhattan, a useful viewing day follows the proposed return commute and continues to the building entrance.
The property market
A tower's price record needs to be considered alongside its operating history. Review common charges, available financial records, major repairs and the condition of shared systems. A renovated apartment within an older building combines two different maintenance timelines. The unit's finishes do not describe the condition of the roof, exterior or elevators.
Outdoor space also deserves a direct inspection. The width of a terrace, wind exposure, privacy and its connection to the living room determine whether it functions as useful space. Establish the documented rights and responsibilities rather than treating every balcony as an equivalent addition to the apartment.
For a smaller condominium, examine how the building divides common work and expenses. Parking and storage should be described precisely. A space shown during a viewing should be matched to the documents before it becomes part of the value comparison.
FAQ
Does a skyline view mean the building is on the waterfront?
No. Cliffside Park is an elevated borough. View, elevation and access to the waterfront are separate property characteristics.
Can the same median describe co-ops and condominiums?
A combined number would conceal differences in ownership and finances. Use a clearly labeled property-type series, then move to the closest building comparisons.
What should be checked before relying on a short commute description?
The stop or terminal, current service, local route and Manhattan destination. Include the return trip and the travel hours that matter outside the standard weekday pattern.
The Roebling Team at Compass can compare the apartment with relevant Manhattan alternatives and coordinate a local New Jersey introduction.
