Edgewater Real Estate
Edgewater occupies a narrow Hudson River corridor below the Palisades. Its public-school sequence crosses the borough line after sixth grade: grades seven through twelve attend Leonia Middle and High School under a sending relationship. The river, River Road and the slope behind it shape the building sites, views and routes through the borough. A condominium facing Manhattan and an apartment looking toward the hillside may share an address while offering substantially different light and outlook.
The location is linear rather than organized around a single rail station. A useful comparison identifies where the building sits along the waterfront, how it reaches the ferry or bus and what lies between the apartment and the river. The view should be described from the rooms that actually use it.

History and architecture
Edgewater's municipal history records its development from the former Borough of Undercliff into an industrial riverfront community. That industrial chapter helps explain the larger waterfront sites that later became available for different uses. The geography remains constrained: broad frontage along the river does not translate into the same depth of land behind it.
Older civic buildings preserve another architectural layer. The borough identifies its historic Borough Hall and public library as landmarks. They provide a scale and material contrast with the larger residential buildings along the river. The town's history is visible in both the surviving structures and the way former working waterfront land has been reorganized.
Apartments should be read through their particular building type. A low-rise development with multiple entrances operates differently from a tower with a central lobby and elevators. Terraces, courtyards and waterfront paths can create useful outdoor connections, but their presence does not establish which spaces belong to an individual apartment.
Behind River Road
Undercliff Avenue and the streets rising from River Road introduce smaller residential sites and changes in elevation behind the waterfront developments. Here a house, a small condominium conversion and a large apartment building should be inspected on their own terms. Check steps, retaining walls, drainage, garage entry and how the rear of the property meets the slope. The borough's historic material traces the older settlement and industrial waterfront; it helps explain the street pattern without establishing current development rights.
Corridors worth knowing
River Road and Undercliff Avenue are close on a map but occupy different ground. The long waterfront frontage and the rising inland street provide the two most useful starting points for reading Edgewater property.
River Road, marina to Edgewater Harbor
Stretch: 989 River Road at the marina south to Main Street at Edgewater Harbor
River Road from the marina at 989 River Road south to Main Street at Edgewater Harbor gives a clear cross-section of Edgewater’s waterfront development. The borough’s former industrial frontage has produced larger residential sites alongside shopping and other uses. Main Street, City Place and the marina are useful anchors; they do not make every building between them equivalent. For an apartment, compare the entrance, floor and orientation with the waterfront route and garage arrangement. A home facing the river and one facing River Road may share an association yet have quite different outlooks. The length of this corridor also matters: proximity to one destination should be measured from the particular building, rather than inferred from an Edgewater address.
Undercliff Avenue at Archer Street
Stretch: Undercliff Avenue and the Archer Street connection down to River Road, around the west side of the 606 River Road block
Undercliff Avenue at Archer Street makes Edgewater’s change in elevation tangible. The block around 606 River Road has River Road on its lower side, Undercliff on its upper side and Archer linking the two. That arrangement explains why two nearby addresses can have different approaches, entrances and outlooks. The inland street belongs in a separate search for smaller residential parcels and houses, rather than being treated as an extension of a large waterfront complex. On a viewing, follow the driveway and side access as carefully as the front steps. Compare the level of the main rooms with the garden, retaining structures and neighboring buildings. The useful distinction is the actual slope and parcel arrangement, not a general claim of a river view.
The school sequence crosses a municipal boundary
Edgewater School District operates George Washington School for prekindergarten through second grade and Eleanor Van Gelder School for grades three through six. Eleanor Van Gelder is at 251 Undercliff Avenue. The local sequence then continues through a sending relationship with Leonia Public Schools: Edgewater students attend Leonia Middle School for seventh and eighth grades and Leonia High School for ninth through twelfth grades.
That distinction is easy to miss in a property search. Leonia Middle School also serves sixth graders from its own district, while Edgewater's sixth grade remains at Eleanor Van Gelder. A description of Leonia's overall grade configuration should not be substituted for the Edgewater progression. The Edgewater district links directly to Leonia's school information and high-school program of studies.
Verify the property's municipal address, the student's grade and the planned entry year with the enrollment office. Ask separately about transportation to the Leonia campuses and arrangements for activities after the regular day. Those questions have a different geography from an elementary-school trip within Edgewater. A building's proximity to George Washington or Eleanor Van Gelder does not change the grade-based sequence.
Two Manhattan routes with different endpoints
The NJ TRANSIT 156R timetable issued July 11, 2026, checked October 12, gives representative weekday rides from River Road at Old River Road, south of Gorge Road, to Port Authority Bus Terminal: 7:26–7:48 a.m. and 7:33–7:56 a.m., or twenty-two to twenty-three scheduled minutes. Those examples apply to that stop and trip pattern. They exclude travel to the stop, waiting, traffic variation and the Manhattan last leg. Route 158 provides another River Road option; check its own stop and schedule.
NY Waterway's Edgewater Ferry Landing route runs on weekdays during commuter hours to Midtown at West Thirty-ninth Street, with a stop at Port Imperial. Its current route instructions require downtown passengers bound for Brookfield Place or Pier 11/Wall Street to transfer at Port Imperial. That transfer should be included in a downtown comparison. Check the operator's evening return and terminal-parking information alongside the morning trip.
For a move from Manhattan, test the route from the actual office to the apartment at the hour it will be used. For a move into Manhattan while retaining the apartment, document any building shuttle, parking agreement and access procedure separately from the public transit service.
The property market
Water views require more precise comparisons than an east-facing label. Floor height, nearby structures, window placement and the angle of the living room can change the view substantially. Examine the apartment at different times of day when possible. Reflected light, glare and the relationship to outdoor space are physical conditions, not interchangeable amenities.
Read recurring charges against the building's actual obligations. Parking, shared facilities, maintenance plans and insurance should be understood alongside the apartment's purchase price. Ask for the relevant financial and engineering records rather than inferring condition from the lobby or the age of the finishes.
At ground level, look at entrances, garage access, drainage and the location of important equipment. Obtain property-specific information about water exposure and insurance. A river setting is part of the attraction, and its practical requirements belong in the same valuation.
FAQ
Does Edgewater have a direct train to Manhattan?
There is no PATH or commuter-rail station in the borough. The usual comparison involves ferry or bus service, with the specific route checked against current schedules.
Is every river-facing apartment directly on the waterfront?
No. Roads, other buildings or shared land may separate the apartment from the water. Distinguish the view, the building's position and the route to the public waterfront.
What should be compared beyond square footage?
Usable room dimensions, floor, exposure, outdoor space, parking, storage and building finances. Equal interior areas can provide quite different daily use and ownership costs.
The Roebling Team at Compass can frame the apartment comparison and coordinate it with a sale or retained property in New York.
