Englewood Cliffs Real Estate
Englewood Cliffs sits above the Hudson on the Palisades, with a local preschool-through-eighth-grade district and a high-school sending relationship with Dwight Morrow in Englewood. NJ TRANSIT’s 156 bus links the borough with Port Authority; there is no commuter-rail station.
The house search moves between residential roads off Johnson Avenue, the Sylvan Avenue corridor and the park-side setting near Hudson Terrace. Slopes, setbacks and the position of a house on its land shape the usable garden and outlook.

History and architecture
The borough’s history identifies the shoreline fishing settlements of Undercliff and the northern edge of Coytesville, most of which lies in present-day Fort Lee. The creation of parkland along the Hudson and later road development changed the relationship between the cliff-top settlement and the shoreline. That history helps explain why proximity to the Hudson does not necessarily mean private waterfront property.
The municipal planning record describes several street patterns: older linear thoroughfares, more regular grids and the curved roads of later residential development. Those differences remain useful when reading the housing stock. A house on a straight older street and one within a curving subdivision can have different orientation, frontage and neighboring relationships.
Above the Hudson, beside the park
Sylvan Avenue, also Route 9W, is the borough's main north–south spine. The residential streets branching from it, the approaches toward the George Washington Bridge and the edge of Palisades Interstate Park give the borough several distinct physical relationships to Manhattan and the Hudson. Its position above the river does not make every house riverfront, and the parkland between a property and the water needs to remain visible in the description.
A house close to the park edge should be inspected for its actual outlook, ground levels and boundary. Check the legal route to any public trail entrance; adjoining a park does not establish a private way into it. A distant view from an upper floor also differs from a view at garden level. Photograph both during a viewing rather than letting the general phrase “Hudson views” stand for every room.
On the residential streets away from Sylvan Avenue, compare setback, driveway gradient and the arrangement of outdoor space. An older house, a large addition and a replacement building may use similarly sized parcels very differently. Garage placement, side-yard access and the amount of level ground should sit beside the floor plan. Before planning further work, obtain the parcel's current zoning and approval history rather than relying on the scale of a neighboring building.
The borough's older planning and history material describes the development of roads and the transition from earlier settlements. Use that history to read the street pattern, then check present conditions in person. The two sides of a main-road crossing may have quite different practical routes to a bus stop even when they look close on a map.
Corridors worth knowing
Englewood Cliffs needs a distinction between its residential streets and its longer through routes. The Roberts Road–Jane Drive circuit and the Hudson Terrace frontage make that distinction concrete.
Roberts Road and Jane Drive
Stretch: Roberts Road from Johnson Avenue to Jane Drive, returning along Jane Drive to Johnson Avenue
Roberts Road and Jane Drive form a defined residential circuit off Johnson Avenue. It is a more useful house-search frame than assigning one character to every street branching from Sylvan Avenue. Within this smaller network, compare how each house occupies its lot: the width of the approach, the garage’s position, the setback and the amount of outdoor space left beside and behind the building. Different generations of construction and alteration can use similar-looking sites very differently. A large interior does not reveal whether the garden is level or whether a later wing dominates the plot. Johnson Avenue also connects toward Englewood, so keep the municipal line visible when extending a search beyond this Englewood Cliffs circuit.
Hudson Terrace
Stretch: Bayview Avenue to Palisade Avenue, including the Allison Park Road junction
Hudson Terrace between Bayview Avenue and Palisade Avenue belongs to the borough’s eastern road network. Allison Park Road is a useful intermediate anchor, while businesses, institutional grounds and residential frontage make this a mixed physical setting. It should not be described as a continuous row of riverfront houses. For a nearby residence, compare a direct Hudson Terrace entrance with access from a side street, and establish exactly what lies between the house and the park or river edge. Ground level, neighboring buildings and the position of the principal rooms determine the actual outlook. The Palisades landscape supplies the larger context; a private view or a route into parkland remains a property-specific question.
Two local schools and a separate high-school arrangement
Englewood Cliffs School District has two campuses. North Cliff School serves preschool through second grade; Upper School serves grades three through eight. The move into Upper School therefore occurs after second grade, and the school includes the middle-school years.
North Cliff is on Floyd Street and Upper School is on Charlotte Place. Map the route to the campus used in the intended year from the particular house, including the road crossings. The district should confirm the current enrollment and transportation requirements.
For public high school, the district describes a sending-receiving relationship with Englewood and Dwight Morrow High School for grades nine through twelve. Englewood Cliffs remains a separate K–8 district. Admission to an academy or another application-based program requires its own process; it should not be implied by the property's address. Check the high-school arrangements with the district before building a move around a particular program.
The bus stop is the starting point
NJ TRANSIT Route 156 connects Englewood Cliffs with Port Authority Bus Terminal. The timetable issued July 11, 2026, checked October 13, lists weekday 156R departures from Route 9W/Sylvan Avenue at Clendinen Place at 7:09 and 7:16 a.m., reaching Port Authority at 7:48 and 7:56. These selected trips take thirty-nine and forty minutes from that stop. The R pattern uses the River Road/Gorge Road routing shown in the timetable; it should not be assumed for every Route 156 departure.
These are scheduled bus minutes, not a total time from the house. Add access to the stop, waiting, traffic delay and the Manhattan last leg. Check the operator's stop information for the appropriate side of the road and read the return service separately. There is no commuter-rail station in Englewood Cliffs, so a rail-based alternative adds a road connection outside the borough.
The George Washington Bridge approach creates another Manhattan option, arriving in the northern part of the island rather than at Port Authority in Midtown. Route 186 is among the NJ TRANSIT services to compare for that corridor. Use the exact office or appointment address to decide whether a GWB arrival plus a subway connection is useful. For a move in either direction, test the evening journey as well as the outbound morning trip; the same house can work very differently with another Manhattan destination.
The property market
The house comparison should account for interior plan, condition, land and street position. A recent replacement and an older house with an addition may supply similar floor area through different structures. Establish the age and scope of the work, the condition of major systems and how the rooms connect to the outside.
Site utility needs separate attention. Driveway slope, parking, retaining structures, drainage and the amount of usable garden can distinguish parcels of similar size. Do not infer a development opportunity from vacant-looking ground or a neighboring replacement. Obtain property-specific advice for any intended change.
Use actual tax and insurance information in the ownership budget. A general reputation for a particular tax level is not a substitute for the subject's bill and assessment. The purchase needs to work through the house's own financial and physical record.
FAQ
Is Englewood Cliffs the same municipality as Englewood?
No. Their records, boundaries and physical settings should remain distinct in both the search and the price comparison.
Does a Palisades location mean private Hudson frontage?
No. Identify the actual parcel boundary, outlook and access. The river landscape and private ownership are separate questions.
What should be checked on a sloping site?
The approach, drainage, retaining structures and connection between the main rooms and outdoor space. These conditions affect usefulness even when the house itself has a straightforward plan.
The Roebling Team at Compass can coordinate an address-specific comparison and the Manhattan side of the transaction, with local New Jersey representation.
