Far Hills Real Estate
Far Hills combines a small station village with a countryside of larger parcels and dispersed houses. The borough's own planning record makes that contrast explicit. A property close to the railway and a house set back within substantial grounds occupy different parts of the same market, and their prices need different explanations.
The first task is to establish the municipal boundary. The Far Hills postal name is used in the wider Somerset Hills area, so the mailing address should not be treated as proof that a property belongs in the borough's sales record. Locate the parcel before comparing the house.

History and architecture
The borough's land-use pattern developed around a railway village and surrounding countryside. That history remains visible in the contrast between the tighter streets near the station and the more extensive landscapes beyond them. The center and the rural setting developed together, rather than as unrelated alternatives.
Architectural value in this landscape extends beyond the principal house. An approach, an older outbuilding, a garden wall or a surviving arrangement of fields can explain how the property was used. Later houses may retain parts of that setting while supplying a substantially different interior plan.
Leonard J. Buck Garden offers a public example of the area's designed landscape. Created as a private garden in a wooded valley, it uses rock outcrops, planting and paths as a connected composition. Its significance is specific to that property, but it illustrates why terrain and garden design deserve close attention in a Far Hills search.
A house on broad acreage should be evaluated through the space immediately around it as well as the distant boundary. The view from the main rooms, the arrival sequence and the connection to outdoor areas often determine whether the land feels coherent or merely extensive.
Start with the borough boundary
The village streets near Far Hills station sit within a wider landscape of larger parcels and preserved land.
Within the borough, the village streets near the station create a different daily arrangement from a house approached through a longer drive beyond the center. Test the route to the platform from the entrance that will actually be used. A property near the railway on a map may have a different road connection, and crossing a major road can change the practical walk. On a larger site, measure the journey from the house to the public road as part of the first leg.
The borough's planning history distinguishes this village from the surrounding countryside. Around estate-scale grounds, the useful inspection is a circuit: house, outbuildings, drives, gates, slopes, drainage and the edges of the maintained land. Identify the portions that are actively used and the portions that form a wooded or constrained backdrop. A large acreage figure does not by itself establish subdivision potential or permission for a stable, pool or additional residence. Those questions require the current parcel documents and approvals.
Corridors worth knowing
Far Hills is easiest to read through the meeting of a small village and its surrounding country roads. The station village and the roads beyond it offer different scales of house and land.
Peapack Road
Stretch: Route 202 to the Bedminster Township line within Far Hills Borough
Peapack Road between Route 202 and the Bedminster line links the Far Hills village with the landscape beyond its compact center. The borough’s planning documents distinguish residential frontage here from the commercial core, rather than treating the road as one uninterrupted business strip. Read a property in relation to that transition: its setback, driveway, adjoining use and actual connection to the village streets. A house near Route 202 and one farther along Peapack Road can have quite different approaches despite sharing the same road name.
Liberty Corner Road / County Route 512
Stretch: Route 202 to Douglas Road
Liberty Corner Road carries County Route 512 from Route 202 toward Douglas Road. It provides a second approach from the center into the borough’s more dispersed residential landscape. Here the view from the public road can reveal relatively little about a house set behind trees or a longer drive. The practical comparison begins at the entrance and continues to the house, parking area, outbuildings and usable ground. Distinguish maintained lawns from wooded slopes and other land that serves as a setting rather than everyday outdoor space. Douglas Road is the endpoint for this description; extending the search beyond it requires another check of the municipality and the particular road connection.
Somerset Hills schools
Far Hills is a constituent municipality of the Somerset Hills School District, along with Bernardsville and Peapack-Gladstone. The district's sequence is Bedwell Elementary School, prekindergarten through fourth grade; Bernardsville Middle School, grades five through eight; and Bernards High School, grades nine through twelve. The schools' Bernardsville locations do not make Far Hills part of Bernardsville Borough. School-district geography and municipal geography overlap here without becoming identical.
For a prospective move, confirm the property's jurisdiction and then complete the district's address and grade check. Transportation is a separate district function. Obtain the current arrangements for the actual road and intended school year, particularly where a house sits at the end of a long private approach. A fourth-grade move also sits immediately before the transition into the middle school. Those are practical scheduling details to resolve alongside the possession date.
Far Hills to Manhattan
NJ TRANSIT serves Far Hills on the Gladstone Branch. During the Portal cutover, October 11 through November 14, 2026, weekday Midtown Direct trains on this network operate to Hoboken rather than New York Penn. The temporary timetable, checked October 13, lists a 6:40 a.m. departure from Far Hills reaching Hoboken at 8:03 and, with its published PATH connection, 33rd Street at 8:27. That selected journey is 107 minutes from Far Hills station. The 7:00 departure reaches Hoboken at 8:12 and 33rd Street at 8:39, a ninety-nine-minute itinerary.
Those examples include the scheduled Hoboken interchange, but exclude the first leg to Far Hills station, parking, waiting before the train and onward travel in Manhattan. Use the operator's station page to check parking arrangements; proximity to a lot does not establish permission to use it. For the evening return, read the Gladstone Branch column that actually connects with the Manhattan departure. After the temporary period ends, obtain the replacement timetable.
The property market
Large properties need more than an interior-area comparison. Establish the composition of the land, the condition and use of outbuildings, the length and condition of access and the way the main house occupies the site. A substantial parcel does not by itself establish a right to expand, divide or change its use.
The building deserves the same precision. Distinguish original construction from later additions and identify work that remains. An older house with well-resolved improvements may function more coherently than a larger property whose parts have been added without a clear plan.
The current tax bill, insurance information and maintenance history help turn the setting into an ownership budget. Use the property record and specialist inspections where needed. A regional estate description cannot supply those address-specific answers.
FAQ
Is a Far Hills mailing address enough to use the borough's median?
No. Confirm the municipality from the parcel record. Postal geography and municipal geography can differ.
Does Far Hills have a station?
Yes. NJ TRANSIT serves Far Hills on the Gladstone Branch. Check the current departure and connections for the intended Manhattan trip.
What should a land comparison include?
Usable ground, grade, water, access, outbuildings and the relationship between the house and surrounding landscape. Acreage is a starting measurement, not a complete description of utility.
The Roebling Team at Compass can connect that property analysis with the Manhattan side of a move and appropriate local representation.
