2500 South Ocean Boulevard is a relatively small 1978 condominium with an unusually noisy public identity. The Town layer returns 183 rows, but those rows resolve into only 92 distinct PCNs: approximately 60 apartment parcels, 31 cabanas and one master. Two address aliases represent almost every parcel.

The building should therefore never be described as containing 183 residences. Its data problem is as important as its physical plan because a naïve public-record index would nearly double inventory and then add cabanas as apartment sales.

The property occupies an approximately 1.39-acre master observation within the South Ocean Boulevard corridor. Current geometry suggests interests or common relationships extending across the island's narrow width, but the declaration, survey and title evidence must establish the exact land and water rights.

The public aliases describe the same PCNs twice

The Town address layer shows cabanas under both numerical labels such as 0010 and plain-language labels such as CAB 1. The two rows share the same PCN. Apartment parcels similarly appear under two address renderings, including a malformed street-name version.

This is not a predecessor-successor problem like 2560. At 2500, the immediate issue is multiple current address observations attached to the same source identifier. The warehouse preserves both aliases for search and source fidelity while counting the PCN once.

After that first correction, asset role matters. The 92 distinct PCNs appear to contain approximately 60 apartments, 31 cabanas and the master. The declaration and amendments should confirm the final unit schedules and any combinations or cancellations.

The same event should not enter an index twice because its unit has two site-address strings. Address is a search key. The property identity sits above it.

Cabanas form a large share of the property universe

Thirty-one cabana PCNs are a substantial population relative to approximately 60 apartment PCNs. Their title, use and transfer treatment can materially distinguish apartment offerings.

Sample county records identify small C-series cabana interests within the condominium. When an apartment and cabana transfer together, the consideration may be visible on both parcels. The transaction system groups the interests into one economic event and assigns the price to the bundle after the deeds are read.

An independent cabana sale remains accessory-market evidence. It does not become a small apartment or produce a meaningful residential price per square foot. The buyer should establish who may own the cabana, whether it can be sold separately, its current condition and charges and any use limitations.

The high cabana-to-apartment ratio also means an apartment offered without one should not automatically be compared with a bundled sale. The accessory difference belongs in valuation.

The land and water relationships require the declaration

The Town's master acreage and parcel geometry do not by themselves explain how 2500 relates to the Atlantic and Lake Worth sides of the island. A narrow or discontinuous common parcel, separate beach or lake tract, easement or other recorded arrangement can make the mapped property appear broader than the occupied building site.

Marketing can then be precise. Ocean view, beach access, lake facility and through-site ownership are different propositions even when the island is only a few hundred yards wide.

A 1978 building needs current physical evidence

The association record should include milestone and structural reports, reserve study, budgets, insurance, assessments, minutes, engineering, permits and completed work. The inquiry reaches envelope, windows, roof, balconies, waterproofing, vertical transportation, plumbing and electrical distribution, life safety, parking and every documented coastal or shoreline component.

Sales must be deduplicated before they are qualified

Only then should repeat sales and price per square foot be calculated. A genuine apartment resale years later is retained and connected to renovation, area and capital history. Several duplicate rows on one date do not become volume.

Confirm the current apartment PCN and all address aliases so prior records are not missed. Identify the cabana and every other accessory interest, the area source, combination history and current water or beach rights.

Review the declaration, survey, association financials, milestone and reserve evidence, insurance, assessments, minutes and completed projects. Compare the apartment with another 2500 residence carrying a similar cabana and view relationship.

What to know if you're selling

Supply one reconciled record rather than allowing duplicate public addresses to confuse the history. Present the apartment and cabana bundle, current plans and areas, approvals, water rights and association condition.
