Beach Point is a large-site condominium whose internal market is organized through three residential positions rather than one tower average. The current parcel schedule contains 50 north apartments, 50 south apartments and 34 west apartments, together with ten cabanas and a master observation.

Its scale and position within the mature South End make it a useful comparison for buyers who want extensive common property and service rather than a smaller stand-alone building. The current residential population begins at 134
The Town layer exposes 145 distinct Beach Point PCNs. One is the master, ten are C-designated cabanas and 134 carry ordinary apartment designations across the three positions.
Those counts do not settle the number of physical residences after combinations. The declaration, amendments and current association schedule should establish the original and present legal populations. They do establish that 145 is not an apartment count and that the west position is materially smaller than the north and south populations.
The unit table should preserve building position, floor, line, combination status, declared area, assessor area and any cabana. That structure turns a large project into several coherent comparable sets.
North, south and west are different products
The three labels can reflect different relationships to ocean, lake, landscape, common facilities and neighboring structures. Floor and line then determine the particular view and privacy.
A north apartment should be compared first with a similar north line, and likewise for south and west. A west-position residence may compete through sunset or lake orientation in a way that a direct east-facing apartment does not. Lower floors can derive value from the grounds while upper floors hold broader views.

Ten separately assessed cabanas appear in the current address layer. The governing documents should establish eligibility, assignment, charges, use and whether each can transfer independently.
When a cabana and apartment convey together, the recorded consideration belongs to one economic event. The cabana remains a parcel and a valued accessory without becoming another apartment sale. A bundled transaction should be compared with another bundled apartment or adjusted for the missing interest.
Capital work should be read by component and position
The 1979 project requires current milestone, structural, reserve, engineering, insurance and project evidence. Several residential positions can mean several envelope, roof, balcony and mechanical components within one association.
