Amrit Ocean Resort & Residences

Amrit Ocean Resort & Residences on Singer Island: units within an operating wellness resort, and the permitted-use and certificate-of-occupancy questions to settle before a purchase.

The Roebling Research Desk · October 2026

Amrit is an operating oceanfront wellness resort at 3100 North Ocean Drive that also contains units held under recorded condominium declarations. The two-tower development is on Singer Island in the City of Riviera Beach. Its appeal is a unit within a hospitality setting built around spa, fitness, dining and time outdoors. The permitted use of each unit has to be confirmed before any purchase.

That combination also makes the identity of an individual residence especially important. Amrit's hotel rooms, bookable “Wellness Residences” and condominiums should be understood as distinct parts of the property.

A residential and resort composition

Amrit's architecture combines towers with a substantial podium and landscaped recreational deck. The project's structural engineer describes pools and gathering spaces above parking, bringing shared outdoor activity into the building's design. Residential plans and terraces look toward the Atlantic or the Intracoastal according to their position.

The development's original concept centered on wellness, reflected in the resort's present spa, fitness and dining offering. The operating hotel markets guest rooms, suites, penthouses and longer-format accommodation under its Wellness Residences label. Those descriptions explain how a visitor can stay at Amrit; they do not by themselves establish the ownership or permitted use of a home offered for sale.

Choosing a residence at Amrit

Begin with the apartment's actual plan and tower. Consider bedroom separation, kitchen and dining space, terrace orientation and the route from arrival to the home. Then explore the hospitality spaces to understand the atmosphere around the residential component.

County records identify more than one condominium regime at the address, including Amrit Ocean Resort Condo and Amrit Ocean Resort 2 Condo. This is a reason to compare the legal identity of each candidate residence alongside its photographs and floor plan.

What to know if you are buying

Settle permitted use, the certificate of occupancy and pending litigation first. Published reporting in 2026 describes the project as approved by the City in 2015 under resort-hotel zoning, and quotes the recorded condominium declaration as describing the units as not permanent residences. Whether a unit can qualify for a Florida homestead exemption has been reported as in question. At the City Council meeting of August 5, 2026, the building official was reported to say that the building did not yet have a final certificate of occupancy, with threshold-inspection certifications, parking garage repairs, a parking ramp and the closeout of permits outstanding, and that the City had not found major life-safety problems. Reporting also describes civil litigation, including a suit by the owners' association against the developer, the general contractor and design professionals, and an effort by owners to seek a change in how units are classified; no City decision was located as of October 14, 2026. These are reported allegations and proposals, not findings. Before contract, obtain in writing the unit's permitted use, certificate-of-occupancy status, tax classification and the litigation disclosure.

Match the purchase to the exact unit and its service agreements. Have your local agent obtain the applicable condominium documents and a written explanation of resort access, charges and any rental-management arrangement. Confirm how owner stays, guests and rentals are treated for that unit. A resort booking page cannot answer those purchase questions.
