The Roebling Research Desk · October 2026
Toscana is a three-tower condominium campus on the west side of South Ocean Boulevard in Highland Beach. The residential buildings occupy a landscaped site between the coastal road and the Intracoastal side of town, while a separate beach club provides the Atlantic-facing recreation setting. It is one of the area's larger coordinated condominium developments.

Three buildings from the early 2000s
Town records place Toscana North, West and South in the early 2000s, with dates spanning 2000 through 2004. The addresses identify the buildings separately: North at 3700, West at 3720 and South at 3740 South Ocean Boulevard. These are distinct residential components, not interchangeable labels for the same tower.
The high-rise form creates a wide range of outlooks. Position within the campus, height, exposure and the neighboring towers all affect what a residence sees. An apartment with an ocean-facing orientation should be examined for the actual view from living rooms and terraces, rather than treated as equivalent to every other home with an ocean-view description.
Plans, arrivals and terraces
Property descriptions identify multiple-bedroom plans, private or semi-private elevator arrangements and substantial balconies. The specific elevator lobby and entry sequence should be considered together with the apartment plan. They influence privacy, deliveries and the everyday route from parking to the home.
A County example in the South tower, Residence 605, records two bedrooms and two full bathrooms plus a half bath, with 2,309 square feet in the under-air component. This is one plan example rather than a complete size range. Terrace area should be compared separately, since an expansive outdoor footprint serves a different purpose from another bedroom or interior living room.
A shared coastal recreation program
Reported facilities include an oceanfront beach club, multiple pools, tennis, fitness facilities and staffed arrival services. These give Toscana a campus character. The beach club is across A1A from the residences, so the route to it is part of the daily experience rather than a direct continuation of a residential oceanfront lawn.
Current valet, concierge and beach-service arrangements should be confirmed for the building and household. Facilities, staffing and association charges are related, but one advertised service description does not establish the present operating schedule or the expenses included in a particular apartment's statement.

3200 South Ocean offers a more recent boutique alternative west of A1A. Villa Magna changes the setting to direct oceanfront, while Regency Highland provides an older mixed-building campus. See the Highland Beach guide.
