3200 South Ocean
3200 South Ocean is a 2016 boutique condominium designed by Kobi Karp, combining an Intracoastal-side setting, substantial terraces and rooftop recreation in Highland Beach.
The Roebling Research Desk · October 2026
3200 South Ocean is a boutique condominium on the west side of South Ocean Boulevard in Highland Beach. Completed in 2016, it belongs to a later generation of coastal development than many of the town's established towers. The project combines an Intracoastal-side setting with separate beach access and an emphasis on terraces and shared rooftop space.
Its design and scale provide a useful contrast with the large multi-building campuses nearby. The residential experience depends on the individual plan and the relationship between interior rooms, exterior space and the building's common circulation. A small project does not make every home identical in size or outlook.

Kobi Karp design and a Seagate development
The construction portfolio credits Kobi Karp with the architecture. Contemporary launch coverage identifies Seagate Hospitality Group as developer, while Seagate Capital Construction includes the building in its project portfolio.
Interior plans and outdoor area
Original residence materials described two- and three-bedroom plans with approximately 1,803 to 3,695 square feet of interior area. Terraces were measured separately, and some were substantial. Those launch figures describe the offered plan collection rather than a current inventory of every altered or combined home.
The distinction between interior and exterior area is especially useful here. A terrace that can accommodate dining and seating changes the way a home is used, but it does not replace an interior bedroom, office or storage area. Covered and uncovered portions also have different practical value through the day and across the seasons.
Rooftop and waterside facilities
The project materials and subsequent property descriptions identify rooftop recreation, including a pool, together with landscaped outdoor areas and separate beach access. The elevated pool setting gives the shared amenities a different relationship to the coast from a conventional ground-level beachfront deck.
Original marketing also discussed opportunities involving Seagate club facilities. Those references should not be treated as perpetual membership rights. Any current club access, application process or charge must be established through the agreement applicable to the residence and purchaser.
