Ocean Delray

A property-led guide to Ocean Delray, the 19-residence oceanfront condominium completed in 2021 at 1901 South Ocean Boulevard.

The Roebling Research Desk · October 2026

Ocean Delray is a 19-residence condominium at 1901 South Ocean Boulevard, directly on the Atlantic in the City of Delray Beach. Completed in 2021, it combines large residences, substantial outdoor rooms and private garages within a small beachfront development. Its design gives arrival and outdoor space an unusually prominent role: the route from car to residence is part of the architecture, alongside the relationship between living rooms, terraces and the shore.

The collection contains several residential forms. An apartment, a villa with an independent entry arrangement and an upper-level penthouse can share the Ocean Delray name while offering different relationships to the grounds and water. Those distinctions are more useful to a property comparison than a single building-wide description of size or views.

A later generation of beachfront residences

Ocean Delray belongs to a small group of recent boutique developments on Delray's southern beachfront. The development's property account confirms its 2021 delivery and describes nine private or semi-private lobbies and elevators serving the 19 residences. The purpose is a more individual arrival sequence within a shared building.

Randall Stofft Architects is credited in the property-management portfolio, which also identifies U.S. Construction as developer and KAST Construction as builder. The architectural emphasis is horizontal: large areas of glazing connect the principal rooms to deep terraces and the ocean setting. The building's small scale is therefore expressed through both the number of homes and the amount of space given to each residence's exterior edge.

Apartments, villas and penthouses

The published residence collection includes plans ranging from three bedrooms plus a den to five bedrooms. The villas introduce a different configuration, with their own entry arrangements and elevators; ground-floor examples have private yard areas. Upper residences trade that immediate ground connection for elevation and terrace outlooks.

These are meaningful differences in use. A ground-related home can make the route between terrace, pool and beach central to daily life. An upper home places more emphasis on the horizon, separation from shared circulation and the relationship between covered and open outdoor areas. Neither position can be represented fully by the generic term “oceanfront.”

The published plans also distinguish interior air-conditioned area from terraces, garages and other exterior spaces. Those components should stay separate when comparing a residence with another apartment or a nearby house. A large aggregate area can describe an expansive property while saying relatively little about the dimensions of its principal rooms.

Garages and shared facilities

Private enclosed garages are an important part of Ocean Delray's residential proposition. The development describes air-conditioned parking, including space for golf carts, connected to private or semi-private arrival areas. The exact arrangement varies by plan, making the garage and elevator route worth considering together.

The amenity collection includes an oceanfront swimming pool and spa, fitness space, a pool lounge and beach access. These facilities give the development a shared recreation component without turning it into a large residential campus. Terraces remain an equally important part of the offering, extending dining and sitting space directly from individual homes.

Concierge and beach services appear in the development's operating description. Current service schedules and contracts belong with the association record; the original launch materials included a beach-service agreement with a limited initial term. That distinction matters when comparing the experience of a resale residence with an original sales presentation.

Position within the Delray collection

1625 Ocean is the closest conceptual comparison in this collection: another small, recently completed condominium on South Ocean Boulevard. The useful comparison is the specific plan, terrace, arrival arrangement and common facilities at each address.

1177 Moderne introduces a different beachside setting north of Atlantic Avenue, with a smaller three-bedroom plan format and a landscaped pool environment. Seagate Yacht Club Residences changes both the water orientation and residential form through multilevel homes beside the Intracoastal.

What to know about the individual residence

Ocean Delray's limited population makes the apartment's position particularly important in sales analysis. A villa's yard and separate entry, a penthouse's terrace configuration and an intermediate apartment's outlook should remain visible in the comparable set. Garage rights, exterior maintenance responsibilities and the boundaries of exclusive outdoor areas also belong to the particular property being considered.
