Seagate Yacht Club Residences
Explore the ten Seagate Yacht Club Residences on Macfarlane Drive, with Richard Jones architecture, multilevel layouts, roof terraces and an Intracoastal marina setting.
The Roebling Research Desk · October 2026
Seagate Yacht Club Residences is a collection of ten contemporary townhomes on Macfarlane Drive beside the Intracoastal Waterway in Delray Beach. Developed by Seaside Builders with architect Richard Jones, the residences combine large areas of glass, several living levels and roof terraces in a marina setting south of Atlantic Avenue.
The residential form is central to the address. These are individual multilevel homes within an association, with entrances and internal circulation that differ from a conventional apartment building. The water outlook includes the movement and activity of the Intracoastal and marina, giving the collection a distinct position among Delray's coastal residences.

A contemporary addition to the Seagate area
Seaside announced the collection's completion in December 2016. Its development account places the homes just south of the downtown corridor and several blocks inland from the ocean, within the beachside part of the city.
Richard Jones's architecture gives the homes a strong geometric profile. Broad window walls, projecting exterior spaces and a vertical arrangement of rooms distinguish them from the older apartment buildings around the Intracoastal. The marina supplies the immediate foreground; the beach and Atlantic Avenue form separate parts of the surrounding neighborhood.
The Seagate neighborhood guide provides the wider context of houses and residential streets. The Yacht Club Residences are a specific enclave within that coastal search, rather than a name for the entire neighborhood or the separate Seagate Country Club community farther west.
Living across several levels
A contemporary project feature, published on the builder's site, describes ten townhouses with open living areas, extensive glazing and private elevators connecting the levels. Roof terraces extend the homes above the principal enclosed rooms, creating another outdoor setting with a different outlook and degree of exposure.
The internal sequence is an important part of the experience. A main living floor can provide separation from sleeping rooms, while the roof becomes a distinct destination for sitting or entertaining. The same arrangement makes the position of the kitchen, laundry, primary bedroom and elevator more consequential than it would be in a single-level apartment.
Individual residences also differ in corner position, terrace configuration and interior alterations. A recent sale record at 134 Macfarlane Drive describes a three-bedroom home with several outdoor areas; other marketed homes have different bedroom arrangements. The original development's general description should therefore lead to a plan-specific comparison rather than a uniform size or bedroom claim.
Marina setting and club relationships
The yacht club's official contact page identifies its address as 110 Macfarlane Drive. The residences carry their own street addresses nearby. That distinction helps keep a home, the marina operation and the wider Seagate hospitality business separate when considering an offering.
The marina is an important part of the setting, but a view toward boats does not establish a berth or ownership of the waterfront. Dock availability, vessel requirements and the relevant agreement need to be connected to the particular purchase. The same applies to any proposed club benefit.
The current Seagate club presentation describes golf, beach, racquet and yacht experiences through its membership operation. Original developer incentives should not be treated as permanent rights attached to every subsequent townhome sale. A buyer seeking those facilities can consider the home and the applicable club arrangement together, with each clearly identified.
Association and property identity
The published 2026 sale record for 134 Macfarlane Drive identifies a townhouse, a homeowners association and a lot-based legal description. This supports describing the collection as townhomes with an HOA. The recorded documents for the offered home should establish its exact boundaries and the division of responsibility for exterior areas and shared property.
In sales analysis, outdoor space and internal circulation should remain separate from interior living area. A large roof terrace, garage or covered exterior area contributes to the property, but should not be counted as interchangeable with enclosed rooms. Marina orientation and end-unit position add further distinctions within a small sales population.
Buildings and neighborhoods to compare
1177 Moderne offers a single-level condominium alternative in northern coastal Delray. Ocean Delray and 1625 Ocean shift the search to directly oceanfront condominiums. Tropic Isle provides a neighborhood comparison for those considering a detached home with a water-oriented setting.
