Part of Atlantic Crossing's residential development
The Seaton forms part of the broader Atlantic Crossing development. That distinction matters because activity at the overall site does not establish that every residential building is at the same stage. The individual collection has its own plans, offering documents and delivery sequence.
City records place Phase II at 777 East Atlantic Avenue and identify Edwards Intracoastal, LLC as the owner. In September 2026, a site-plan modification application addressed Buildings IV-N and V, including exterior changes and a reduction in the broader project's residential count. The application was on the City's September 28, 2026 Planning and Zoning Board agenda. A published summary of that meeting reports approval; the City's online file showed no recorded action as of October 14, 2026. These records do not identify which Atlantic Crossing building, if any, contains The Seaton's marketed residences.
A separate July 2026 City file concerned construction traffic, crane assembly and a substantial concrete pour at the Atlantic Crossing site. Together, the records place the area within an active development process while leaving the completion schedule for the marketed residences open.
A mix of apartment and townhome plans
Published interview material from the project's exclusive sales team describes two condominium buildings and a separate townhome collection. The larger condominium plans are described with private garages, while the townhomes are planned with multiple levels and roof terraces.
That mix makes The Seaton a collection of different housing formats rather than one repeated apartment type. A condominium plan and a multilevel townhome can provide similar room counts while distributing daily life quite differently. The route from parking to the home, the placement of bedrooms and the connection to outdoor space all influence the comparison.
Private garage arrangements also change the arrival experience. They introduce a more individual transition from vehicle to residence, but their allocation must belong to the particular offering. The same applies to roof terraces: their position and access are part of the home plan, not a generic amenity shared by every residence.
Proposed recreation and services
The sales partner describes a rooftop pool, fitness space, gathering rooms and a club room, together with planned concierge and valet services. These are part of the proposed residential program, with their eventual scope and terms dependent on the completed project and its operating arrangements.
The relationship between private and common space is central to the design. A substantial terrace or garage belongs to an individual residence's use, while common recreation and staffed services depend on the collective building operation. Those two parts of the offering should remain distinct when comparing home types.
The downtown and park setting
Atlantic Avenue places the collection within Delray's commercial and pedestrian center. Veterans Park and the Intracoastal establish another side of its setting, introducing public open space and water into a predominantly urban location. A park-facing residence, an interior-facing plan and a home oriented toward the Avenue can consequently have different outlooks and relationships to street activity.
The appeal is access to the surrounding city as well as the residence itself. This is a different property choice from direct oceanfront ownership or an inland community organized around large private gardens. Nearby water does not by itself establish a protected water view for every home.
Comparisons within Delray
Casa Avenida is a separate downtown development of eight townhome-style condominiums. 1177 Moderne provides a completed northern coastal condominium comparison, while Ocean Delray and 1625 Ocean shift the focus to direct oceanfront settings.
