1177 Moderne
A guide to 1177 Moderne, the 16-residence condominium on George Bush Boulevard, with Richard Jones architecture, three-bedroom plans and a landscaped pool setting.
The Roebling Research Desk · October 2026
1177 Moderne is a 16-residence condominium at 1177 George Bush Boulevard, in the beachside part of Delray Beach north of Atlantic Avenue. Its appeal centers on a compact collection of three-bedroom homes, contemporary architecture and a landscaped pool environment within the neighborhood between the Intracoastal and the ocean.
County records identify 2024 as the construction year, with residential conveyances that April. The completed building belongs to a newer generation of Delray condominiums while offering a different setting from the directly oceanfront properties farther south. Here, the principal comparison is between individual plans, terraces and the shared grounds, rather than a uniform expectation of open ocean views.

From an office site to a residential address
The property has a history distinct from the neighborhood's older houses and beach apartments. A City planning notice describes the 1.39-acre site and the demolition in September 2020 of a five-story office building constructed in 1963. The proposed replacement was a 16-unit residential condominium with private amenities.
That change replaced a commercial use with a small residential community. The site's position near the George Bush Boulevard crossing gives it a recognizable place within northern coastal Delray, while its interior arrangement is organized around residence entrances, landscaping and recreation space.
The building's identity is confirmed by County condominium records, and Seaside includes the address in its completed-project collection. Early delivery forecasts on the builder's launch pages predate the finished property.
Richard Jones architecture and three plan types
Seaside's design account credits Richard Jones and describes three residence types. The architecture uses large window walls, straight lines and open living areas, with sliding doors linking bedrooms and living spaces to balconies and terraces.
The three-bedroom format gives the collection a relatively consistent starting point, but corner and interior locations still produce different homes. The amount and shape of outdoor space, the direction of glazing and the proximity of the shared pool should remain visible in a comparison. A corner home with substantial terrace frontage can function differently from a plan whose outdoor space is concentrated outside one main room.
The building's published plans describe single-level living. This is a significant distinction from Delray's contemporary townhome enclaves, where bedrooms, main living rooms and roof terraces can occupy separate floors. The choice concerns the internal arrangement as much as the number of bedrooms or total advertised area.
Cabanas and the shared landscape
Private cabanas are central to the amenity arrangement described in the builder's materials. A contemporary project feature describes one for each residence, adjoining a shared pool environment. It also identifies fitness space, storage, covered parking and a dog area with a pavilion.
This distributes outdoor life between the apartment's own terrace and a separate place beside the pool. The cabana can therefore be an important part of how a particular residence is used. Its assignment and permitted use should be read with that apartment's documents, just as parking and storage should be tied to the offering rather than inferred from a general building description.
The builder also describes semi-private elevator access. Together with the limited number of homes, this produces a more individual arrival arrangement than a long corridor serving many apartments. The route from parking to elevator, residence and pool is part of the building's practical layout.
Northern coastal Delray and nearby alternatives
The North Beach Delray guide provides the surrounding residential context. The nearby ocean and Intracoastal establish the broader setting, while the property's own landscape and orientation determine each apartment's outlook.
Ocean Delray and 1625 Ocean are useful alternatives for a search that makes direct oceanfront positioning the first priority. Seagate Yacht Club Residences offers a different combination of Intracoastal setting, large multilevel homes and proximity to Atlantic Avenue.
Evaluating an individual home
The useful comparison at 1177 Moderne starts with plan type, floor, exposure and outdoor area. County interior measurements, original architectural plans and current marketed totals should be kept distinct, especially where balconies or terraces account for a substantial part of an advertised figure. The cabana, parking and storage arrangements add further property-specific detail.
