Casa Avenida Delray Beach Condominium Guide

Explore Casa Avenida, eight planned townhome-style condominiums near Atlantic Avenue, with RWB-Linares architecture, private elevators and outdoor space on two levels.

The Roebling Research Desk · October 2026

Casa Avenida is a collection of eight townhome-style condominiums at 102 SE 5th Avenue, one block from Atlantic Avenue in downtown Delray Beach. The design combines four levels of private living space with an elevator, garage and outdoor rooms at different heights. Its emphasis is on the individual home within a compact downtown site.

Kastelo Development and 4TRO Development announced the project's groundbreaking in May 2026. Casa Avenida is a development-stage offering, with the architecture and facilities below forming part of its planned residential design. Completion and delivery terms require current confirmation.

A contemporary interpretation of coastal architecture

The project describes its exterior as Anglo-Caribbean, with a more restrained contemporary treatment of the traditional vocabulary. RWB-Linares provides the architecture, while Ava Gray Interiors and Stef Leonel Interior Design are credited with the interiors. The planned composition combines large windows and terraces with a residential scale rather than a tower form.

That approach gives the street frontage and the interior a different role. The exterior establishes a recognizable group of homes; behind it, each residence is organized vertically. The practical architectural question is how the rooms relate across those levels and how much daily activity can be concentrated on one floor.

The interior concept uses open kitchen and dining areas with substantial glazing. The architecture therefore relies on the connection between rooms and outdoor space as much as on finish selections. A terrace directly adjoining a main room can extend the usable gathering area, while a more remote roof terrace serves a separate purpose.

Four levels connected by a private elevator

The official plan collection identifies residences A through H and describes private elevators serving the four-level arrangement. Oversized windows and sliding doors are part of the proposed design, with a flexible upper-level room complementing the principal living and sleeping areas.

This is a different form of condominium living from an apartment arranged entirely on one level. Movement between parking, bedrooms, living areas and the roof is part of the house plan. The elevator supports that circulation, while the separation of floors can give different activities their own space.

A multilevel plan also makes the location of an office or guest room consequential. A room near the main living space functions differently from one adjoining an upper terrace. The designation of flexible rooms and the distribution of storage are therefore useful distinctions among the individual plans.

Private outdoor rooms at two heights

The May 2026 project announcement describes a second-floor garden terrace with an elevated cocktail pool, followed by a rooftop outdoor kitchen and an air-conditioned bonus room. It also identifies private garage parking. These features form part of the announced design, with final details tied to the specific residence and offering documents.

The two outdoor levels provide different settings within the same home. The garden terrace centers on the pool, while the roof is intended for dining and gathering. Their orientation, depth and relationship to nearby buildings will affect how they feel and how often they are used. Neither should be treated as interchangeable with an equivalent amount of interior floor area.

A downtown address near Atlantic Avenue

Casa Avenida's location places Atlantic Avenue's dining, shops and cultural destinations close to the front door. Its appeal is the relationship to the downtown street grid and the ability to combine private residential space with nearby public activity.

That context differs from a house within a gated inland community or a condominium directly on the ocean. Street activity, access to the garage and the outlook from each level are part of the downtown experience. Proximity to the beach does not make Casa Avenida an oceanfront property.
