Seaglass Cottages

A guide to Seaglass Cottages, the five-home Andrews Avenue enclave completed in 2019, with Richard Jones design, covered balconies and private plunge pools.

The Roebling Research Desk · October 2026

Seaglass Cottages is a five-home townhome enclave on Andrews Avenue in coastal Delray Beach. Designed by Richard Jones and built by Seaside Builders, the collection was completed in 2019. Two- and three-story homes combine covered balconies, private outdoor areas and plunge pools with a location close to the beach and Atlantic Avenue.

The architecture gives these residences a different character from the neighborhood's more sharply geometric contemporary projects. Seaside describes the design as Island Contemporary: the emphasis is on sheltered outdoor rooms, generous windows and the relationship between the house and its planted surroundings. The modest number of homes makes the individual plan especially important to understanding the collection.

A small beachside development completed in 2019

Seaside's April 2019 announcement introduced the completed homes at 104 Andrews Avenue. The project occupies the beachside part of Delray, east of the Intracoastal and north of Atlantic Avenue. Its location places it within the residential fabric explored in the North Beach guide.

The word “cottages” describes the project's identity rather than a uniform single-story house type. These are substantial multilevel homes, with separate spaces for living, bedrooms and outdoor use. Their scale is best understood through the number of floors and the arrangement of rooms, rather than through the name alone.

As a five-home development, Seaglass occupies a particular niche in the neighborhood. It brings a coordinated architectural design to a small group of attached residences while retaining the street address, garage and private outdoor-space characteristics associated with townhome living.

Richard Jones architecture and sheltered outdoor rooms

The builder's design account identifies Richard Jones and describes covered balconies, rear loggias and landscaped outdoor areas. A loggia is a covered outdoor space associated with the house; here it connects the residence with its own pool area.

This sheltered space is an important part of the architectural composition. A covered sitting area has a different relationship to the interior from an exposed roof deck: it provides a transition between rooms and garden, with the building itself forming part of the enclosure. The homes use that relationship alongside substantial glazing to connect indoor and outdoor areas.

The completion account also describes hardwood floors and tall windows. These are useful indications of the original design vocabulary, while subsequent interiors may reflect an owner's alterations. The enduring character is carried by the house's proportions, openings and covered outdoor spaces as much as by a particular finish selection.

Two-story and three-story plans

The original plans provide three bedrooms, three full bathrooms and either one or two half bathrooms. They also include a two-car garage and an office or club room. The additional room gives the plan a use beyond the bedroom count, whether organized as workspace, a separate sitting room or another household activity area.

The difference between two and three stories is substantial. It affects the separation of rooms, the route between living areas and bedrooms, and the way a household occupies the home throughout the day. The three-story arrangement creates another level of separation; the two-story form keeps the same broad residential program within fewer levels.

Outdoor space should be considered alongside that vertical organization. A balcony adjoining an upper room serves a different purpose from a loggia beside the pool. Understanding which rooms connect to each outdoor area gives a clearer picture of the residence than combining every interior and exterior surface into one total.

Private pools within an HOA setting

Each home was designed with a private plunge pool in a landscaped outdoor area. The emphasis is therefore on recreation associated with the individual residence. The pool, loggia and planting work together as an extension of the home rather than as a large central amenity shared by many apartments.

The Florida corporate registry identifies a dedicated homeowners association. The individual outdoor arrangement operates within that association framework; the governing documents allocate responsibility for the buildings and grounds. Private use and maintenance responsibility should be understood separately.

Comparing nearby homes

150 Oceanside offers a useful comparison on Andrews Avenue, with four-level contemporary townhomes and rooftop terraces. 1177 Moderne provides a different format through single-level condominium plans and a shared pool setting. Cove 4 adds direct Intracoastal frontage to that comparison.
