About the building
The Hummingbird Condominium at 105 Saint Marks Place was created by enlarging an older three-family house. Peter Gee's design added a story and a three-story rear extension, producing four residences. DOB signed off the work in November 2014, and the condominium homes launched in 2015. The enlarged building occupies a brownstone block between Fourth and Fifth Avenues in North Park Slope.
The composition includes a lower duplex, intermediate full-floor homes and a smaller uppermost residence. The garden-level accommodation extends over roughly 1,850 square feet, while middle homes occupy approximately 1,050 square feet. The top-floor one-bedroom has exterior space and roof access. Interior systems were updated during the redevelopment, including individual laundry and air conditioning. A shared stair serves the upper floors.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-00932-7507) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying
The apartments differ substantially in size within a four-owner association. Common-interest percentages, voting rights and repair allocations deserve particular attention because the largest duplex and smallest upper home share the same building obligations. Some lenders also review four-residence condominiums more strictly.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
