About the building
120 Prospect Park West is a four-residence cooperative in a house originally designed as a single-family residence. William J. Ryan designed the neo-Italian Renaissance building for Charles Hart in 1899. It stands directly opposite Prospect Park, near the entrance at Seventh Street. Its four-story scale and retained residential detail distinguish it from the larger cooperative buildings along the park's western edge.
The inventory combines floor-through two-bedroom homes with a larger duplex arrangement. Park-facing bay windows bring the treetops into the front rooms, while rear rooms face the block's gardens. Original interior elements include decorative mantels, stained glass and parquet floors. A terrace belongs to the duplex, and a spiral stair connects its levels. Laundry is accommodated within residences; the upper floors are reached by the common staircase.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-01089-0036) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage on co-ops is not officially recorded, figures shown are approximate.

What to know if you’re buying
Four residential interests maintain a historic park-facing house. Window replacement and exterior restoration must follow landmark requirements, and their cost is spread across a small cooperative. The duplex's terrace also introduces a private-use area over the building envelope, so its maintenance allocation deserves particular attention alongside the shares assigned to that larger home.

The neighborhood

The full playbook — what goes in the package, how boards read your financials, the interview, and the timeline — plus sample cover, reference, and personal letters you can adapt.
How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
