About the building

120 West 118th Street began as a limestone row house designed and developed by Patrick H. Lynch around 1897. Its condominium conversion added a story and reorganized the interior into five homes, with initial closings in 2019 and DOB sign-off the following year. The historic street façade is paired with a substantially rebuilt rear elevation containing a steel-grid window wall and balconies.

The apartments include a garden duplex with a south-facing courtyard, middle-floor homes with open living areas, and two penthouse configurations with terraces. One upper home includes a full-floor roof deck; another has a raised terrace. The garden duplex extends to a lower recreation room and patio. North-facing street windows and south-facing rear glazing provide exposures on both sides of the townhouse.
