140 Lexington Avenue is a small condominium on a corner lot of under 2,500 square feet at Lexington Avenue and East 29th Street, the stretch of Lexington between Murray Hill and Gramercy known as Rose Hill. Published reporting puts the average home at about 1,214 square feet, above a small ground-floor commercial space. The penthouse is planned with a glass rooftop pavilion and a landscaped terrace.
Several small condominiums are planned or under construction on these blocks of Lexington Avenue. The DOB new-building permit issued in December 2024, and excavation and foundation work were under way by May 2026.
What's planned
The DOB new-building application (job M00912091), filed in August 2023 with Issac & Stern Architects as applicant, describes a "proposed eight (8) story mixed-use building" with 14 dwelling units, 74 feet tall, with 20,878 square feet of construction floor area. Some related sub-filings still say seven stories. Published construction reporting from June 2025 describes seven stories, 91 feet, 15,433 square feet and 12 condominiums, with 721 square feet of commercial space, 141 square feet of community-facility space, a cellar and a 30-foot rear yard. The DOB construction floor area is a gross figure and normally runs larger than the zoning floor area reported in the press. The offering plan will settle the unit count.
Renderings show a rectangular massing in floor-to-ceiling glass framed by a grid of gray stone, with a strip of black metal paneling running from the entrance on the 29th Street side up to the bulkhead. The residences start above the ground-floor commercial space. Marketing records list central air, in-unit laundry and a bike room; no other amenities have been published.

What to know if you’re buying
Before the plan is accepted. The sponsor cannot sign contracts or take deposits until the Attorney General accepts an offering plan. An interest list does not hold a unit.
Unit count. The DOB filing (14 homes, eight stories) and published reporting (12 homes, seven stories) disagree. The plan's Schedule A will be the reference for unit sizes and the residential total.
Corner lot. The lot has frontage on Lexington Avenue and East 29th Street. Ask which homes get both exposures and where the mechanical equipment sits.
Commercial unit. Ground-floor commercial and community-facility space sit below the residences. Ask what uses the declaration allows.
Taxes and charges. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes, and the mansion tax applies at $1 million and above. Common charges, taxes and any abatement are set in the plan's budget.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
