About the building

The Huntington is a six-home condominium built around a small group of substantial apartments in Carroll Gardens. Design Studio Associates designed the development for EM Development; Paul Lombardi is the architect of record on the DOB new-building filing. The project received its full permit in November 2017 and its signoff in April 2021.

Garden duplexes occupy the base, with roughly 2,400 square feet of interior space and private rear gardens. Intermediate apartments provide two-bedroom, two-bath layouts of about 1,240 square feet. Penthouse homes extend over multiple levels and include private outdoor areas. Tall ceilings and broad living spaces recur in the larger configurations, while ductless air conditioning and in-unit laundry serve the apartments.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-00379-7503) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

Only six residences fund the condominium's common repairs and insurance. A major exterior project can therefore fall across a small ownership base, and a buyer's lender may apply additional review to a project of this size. Private garden and penthouse areas also make the division between common structure and individual maintenance consequential.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
