145 Park Place trades as a mid-2000s new-construction condominium with parking, which is rare in the North Slope. Its closest competition is new development along the Flatbush and Grand Army Plaza corridor, not the co-op buildings around it. Prices vary by line more than by floor: setback terraces, the Flatbush-facing window-wall lines and three-bedroom plans carry the premium. Deeded parking adds separate value that buyers price on its own.

Pricing is judged per square foot. The key adjustment is carrying cost. Since the 2024 roll, monthly costs reflect full real estate taxes, and they should be compared with other unabated buildings, not with the building's own earlier sales.
