About the building
154 Nelson Street is a four-home conversion of an early-twentieth-century Carroll Gardens building. Henry Radusky designed the alteration, and the Attorney General accepted the condominium offering in February 2019 under sponsor 154 Nelson Street LLC. The work combined existing masonry and interior period details with new residential layouts. Initial apartment closings began later that year.
Three floor-through residences sit above a duplex with its own backyard. The upper homes have balconies or roof terraces, while the lower residence extends across two interior levels. Exposed brick, moldings, mantels and fireplaces remain part of the interiors. Each apartment has a basement storage area of about 60 square feet, keeping that ancillary space separate from the living floors.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-00379-7502) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying
The building operates at four-owner scale. A roof or rear-façade project requires decisions and funding from only four residential interests, including homes with different kinds of outdoor space. Determine which terrace and yard components belong to the apartment and which remain association obligations. Some lenders apply additional project review to condominiums of this size, so approval of the building should accompany approval of the borrower.

The neighborhood
For the full neighborhood — its buildings, character, and market — read The Roebling Team Guide to Carroll Gardens.
How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
