Merritt House prices as a pre-war condominium, and the comparison that matters is against the pre-war cooperative stock that surrounds it on these blocks. A 1929 building of this quality between Lexington and Third would ordinarily be a co-op with a board interview, a financing ceiling and a bar on pied-à-terre and entity ownership. Merritt House is not, and the premium the market assigns to that difference is the single largest factor separating it from the buildings on either side.
Within the building, the inventory divides cleanly into two products and a third that is unique. The C and D lines at roughly 878 square feet are one-bedroom homes and trade as such. The A and B lines at roughly 1,621 square feet are the volume product, and their value turns on whether a given unit received the conversion reconfiguration — a three-bedroom with a windowed eat-in kitchen and a two-bedroom with a dining room and a maid's room occupy the same square footage and do not clear at the same number. The two penthouses, with terrace area approaching interior area, sit in their own category and should be underwritten against terraced apartments across the wider Upper East Side rather than against anything inside the building.
