Étage is a full-floor product in a neighborhood that does not produce much of it. On the Upper East Side east of Lexington, four-bedroom apartments of roughly 2,400 square feet are almost entirely prewar cooperative inventory, with cooperative economics, board approval, financing limits and sublet restrictions attached. Étage delivers the same plate as a condominium with modern systems and no board interview. That substitution — condominium liquidity and condominium policy at a prewar plate size — is the building's core pricing argument.

The comparable set should be drawn from new-construction and recent-conversion Upper East Side condominiums, not from the prewar co-ops that surround the building on East 82nd Street, whose economics differ structurally. Within that set, Étage prices below the Fifth, Madison and Park Avenue new-development tier, reflecting a Third Avenue corner rather than a park-adjacent one.

Two building-specific factors move the number. There is no tax abatement, so the monthly carrying figure is the full unabated number from the first day of ownership — a meaningful difference against abated new construction elsewhere in Manhattan. And with nine residences and a sellout that ran from 2020 into 2022, same-building resale evidence is genuinely thin; pricing depends on floor-level analysis and on the broader new-development comparable set rather than on a building average.
