About the building
192 Water Street began as a stable for the Jones Brothers' Grand Union Tea Company. Edward N. Stone designed the original building in 1898 and its two-story addition in 1905. The brick façade has segmental-arched windows, stone sills and a corbelled cornice. Alloy Development and Hamlin Ventures later converted it into nine condominiums, adding another level. The Attorney General accepted the condominium filing in May 2011; the DOB conversion provided five stories, a cellar and a first-floor mezzanine.
The homes retain exposed timber structure, brick walls and large windows, with ceilings averaging about eleven and a half feet. Most are expansive loft layouts, including three-bedroom homes, while penthouses have landscaped terraces and skylights. A smaller ground-level residence adds another layout type. The condominium also contains one commercial unit and two parking units, separate from its nine residences.
