The residential sellout ran from August 2025 into spring 2026, with recorded consideration on individual unit lots spanning a wide range — from single-digit millions at the smaller part-floor homes to the mid-twenties for the largest combined residences and penthouses. Ten of the eleven residential unit lots had been conveyed to third parties by the time of writing, on separate dates and at separate prices; one remained with the sponsor.

On a per-foot basis this building prices in the top band of Upper East Side condominium product, and the correct comparable set is not the surrounding prewar cooperative stock. It is the small group of Manhattan buildings that pair branded hotel service with for-sale residences, plus the handful of new-construction Upper East Side condominiums with comparable service levels. The premium here is being paid for the hotel, and it should be underwritten as a service premium with an ongoing cost, not as a one-time architectural premium.
