The Attorney General accepted the condominium filing in May 2017 and declared it effective in June 2018. Individual sales followed in 2018 and 2019. A 2019 filing records that the board was no longer controlled by the sponsor.

Architecture and unit composition

Upper-floor one-bedrooms at 216 include layouts around 655–676 square feet. Corner configurations have windows on multiple sides, including homes with northern, southern and eastern exposures. Ceilings reach approximately ten feet, and floor-to-ceiling glazing extends around the living area in selected plans.

The open kitchens sit alongside whitewashed brick and wood shelving. Wide-plank floors run through the principal rooms. Residential equipment includes in-unit laundry, individually controlled heating and cooling, and an apartment-level hot-water heater.

Garden duplexes combine an upper residential floor with lower recreation space and private exterior areas. Rear gardens and lower-level patios provide different outdoor settings within these homes. Other apartments include a balcony or private roof area.

Building operations

The condominium uses video-intercom access and has bicycle storage. The walk-up arrangement applies to the upper apartments at 216, including homes two or three flights above the entrance. Roof space includes private areas associated with selected homes, so an apartment's particular roof interest matters when describing its outdoor amenities.

There is no tax abatement. All 16 residential tax lots are Class 2, with no assessment-growth cap. Although the development has two street addresses, the Attorney General's filing treats them as one condominium with a single residential inventory.

What to know if you’re buying

The garden duplex's lower floor is recreation space. A duplex at 216 has been offered with its cellar furnished for sleeping, while its legal description is one bedroom plus a recreation room. The extra lower-level area does not turn that home into a legal two-bedroom apartment.
