About the building
239 President Street is a 24-foot-wide townhouse converted into four condominiums by Habitat Living NYC. The Attorney General accepted the rehabilitation offering in October 2022 under sponsor Habitat on President LLC. The project was completed in 2023 within the older townhouse. Its widened townhouse proportions accommodate full-floor residences above a larger garden duplex.
The garden home extends over two levels and opens to a private rear yard. Upper configurations include three-bedroom floor-through homes with tall ceilings, rear glazing toward the garden and private roof decks. Multizone central air conditioning, replacement windows and full-size laundry equipment were included in the conversion. The lower duplex is substantially larger than the upper floor-through homes, so the building contains distinct interior and outdoor arrangements within its four-residence inventory.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-00345-7502) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. What to know if you’re buying
Private roof decks serve a four-residence building. The declaration should separate each owner's deck improvements from the condominium's responsibility for the roof membrane and drainage below. Contractor access is another practical issue where outdoor space is assigned to individual homes. Some lenders require additional project review for a condominium with only four residential interests.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
