262 17th Street is an 1899 house on a 25-foot lot in an R6B district, enlarged from three stories and three apartments to four stories and four condominium homes. A one-story garage in the rear yard came down in 2021 as part of the work.

The project took six years from filing to sign-off. The first enlargement application dates to 2019, the permit to September 2022, the offering plan's acceptance to July 2024, and the Department of Buildings sign-off to December 2025. Sales went faster: all four homes were deeded between April and August 2025, for a total of $5,565,551 against the plan's $5,310,000.

Architecture and residences

The alteration (job 321595001) was filed in September 2019 as a horizontal and vertical enlargement for a residential quality-housing development: three stories and 30 feet to four stories, with four dwelling units and about 2,800 square feet of added floor area. The 2019 filing gave a proposed height of 50 feet; the signed-off record gives 43. The job was fully permitted September 7, 2022 and signed off December 22, 2025. An earlier 2019 alteration and a new-building application for the same lot were not pursued. PLUTO records 4,708 square feet of residential floor area, about 1,180 square feet per home as an allocation of gross area.

Listing records describe four homes:

  • Garden: one bedroom, one bath, about 821 square feet with a private patio, listed November 2024 at $999,000
  • Unit 3: two bedrooms, two baths, about 1,182 square feet with a balcony and a 556-square-foot private roof terrace, listed December 2024 at $1,450,000, with common charges of $523 and taxes of $504 a month
  • Penthouse: a three-bedroom, three-bath duplex of about 1,518 square feet with a balcony and private roof deck, listed November 2024 at $1,795,000, with common charges of $740 and taxes of about $713 a month
  • Unit 2: layout not confirmed in an opened listing record

We read the garden home as Unit 1 and the penthouse as Unit 4 in ACRIS; the plan's Schedule A should confirm both. The sponsor's listings offered on-site parking spaces for purchase, and ACRIS shows two further lots, P1 and P2, conveyed with Units 4 and 2. The offering plan record counts four units in all, so P1 and P2 are most likely those parking spaces, held as separate lots; the plan's Schedule A will say.

Offering and sales

Per the offering plan filed with the New York State Attorney General (plan CD230231), the plan was submitted August 17, 2023, accepted July 9, 2024 and declared effective March 31, 2025, with 262 17th St LLC as sponsor, at a total offering price of $5,310,000, unchanged from submission. The database still shows one unit sold. We could not open the amendment record, so the amendments were not reviewed.

Recorded sponsor deeds (ACRIS):

  • Unit 4 with P1: $1,750,000, deed dated April 3, 2025, including the P1 lot; if Unit 4 is the penthouse, that is $45,000 under its $1,795,000 ask before any value for the parking lot
  • Unit 2 with P2: $1,498,550.63, deed dated April 7, 2025; exactly $1,485,000 grossed up by 0.9125% (our arithmetic)
  • Unit 3: $1,437,000, deed dated April 24, 2025, or about $1,216 per square foot on 1,182 square feet
  • Unit 1 (garden): $880,000, deed dated August 12, 2025, or about $1,072 per square foot on 821 square feet

Unit 3 had been listed at $1,450,000 and closed about 1% below. The garden home had been listed at $999,000 and closed about 12% below. The deeds predate the December 2025 sign-off, so the closings most likely relied on a temporary certificate of occupancy. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you’re buying

Resale only. Every sponsor unit has closed. A resale here prices against these 2025 deeds, about $1,070 to $1,220 per square foot where size is known.

P1 and P2. Two units came with an extra lot each, most likely a parking space. If you buy Unit 2 or Unit 4, confirm that the extra lot conveys with the sale and what it is.

Closing costs. On a resale the seller pays the transfer taxes. The buyer pays the state mansion tax of 1% at $1 million and above, plus title and lender costs. Use the calculators below to run your price.

Carrying costs and tax. Listing records show common charges of $523 and taxes of $504 a month on Unit 3, and $740 and about $713 on the penthouse. No tax abatement has been confirmed in this review.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
