A Private Pricing Opinion — what your apartment at 205 14th Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
205 14th Street is a five-residence condominium in a 1915 building on the South Slope block between Fourth and Fifth Avenues, the same tax block as The Ainsley at 228 13th Street and the condominium at 225 14th Street. The sponsor converted it in 2024 and sold four homes within three weeks of each other in November 2024. The last, a three-bedroom triplex, sold in October 2025.
That makes it a clean read on South Slope conversion pricing. The four two-bedrooms sold for $1.5 million to about $2.03 million, roughly $1,330 to $1,760 per square foot. The triplex, at 3,938 listed square feet, sold for $2,999,999, about $760 per square foot. A figure that low usually means the listed size counts lower-level or cellar space; check the plan's Schedule A before using it as a comparable. Listing records also show a "maisonette" asking $3,500,000 that came off the market in April 2025; the records do not make clear whether it is the same home.
Architecture and residences
PLUTO dates the building to 1915. The Attorney General record classes the plan as a rehabilitation. Listing records describe four stories: two floor-through two-bedroom homes on the second floor (2L and 2R, about 1,126 square feet each), two penthouse two-bedrooms (PHL and PHR, about 1,033 and 1,152 square feet), and a three-bedroom, three-and-a-half-bath triplex. One record for 2L gives 1,057 square feet.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD230162), the plan was submitted June 21, 2023, accepted March 22, 2024 at $11,400,000 and declared effective July 3, 2024, with 205 14th Street LLC as sponsor. The record shows a current total of $11,945,000, an increase of $545,000, and still lists one unit sold, a figure it has not updated since closings began. The five recorded sales total about $9.86 million, about 83% of the current offering total.

Listing records show common charges of about $516 to $559 a month on the two-bedrooms and annual taxes near $13,400 on one. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
